I. Basic Project Information

Building Planning

Number of Towers and Building Height

The project is developed in multiple phases. Phase 3B consists of 2 towers (Tower 1 and Tower 2), each subdivided into Wings A and B (i.e., Tower 1A, 1B, 2A, and 2B). Tower 1 has 36 floors, and Tower 2 has 37 floors. Phase 3C also includes multiple towers, such as Tower 3 (T3) and Tower 5 (T5), each with 38 floors (including podium floors, excluding transfer floors, rooftops, etc.).

Residential Floor Range

All residential floors start from the 6th floor up to the top floor, with no 13th, 14th, 24th, or 34th floors. The top floor of Towers 1A and 1B is the 38th floor, while that of Towers 2A and 2B is the 39th floor. The top floor of some towers in Phase 3C is also the 38th floor.

Refuge Floors and Elevators

A refuge floor is set up on the rooftop of each tower for emergency evacuation and equipment storage. Each residential tower is equipped with 2 passenger elevators, plus 4 “Bluestar” premium elevators that seamlessly connect the residences, the shopping mall (THE SOUTHSIDE), and MTR Wong Chuk Hang Station.

Exterior Wall Design

Adopting a modern minimalist style, the exterior walls are dominated by light colors. Some towers are equipped with 150mm non-structural prefabricated exterior walls and 200mm curtain walls (e.g., Tower 5 in Phase 3C). Large-area glass curtain walls enhance natural lighting and ventilation. Meanwhile, architectural decorations, shutters, and exterior wall finishes are integrated to ensure both aesthetics and durability, echoing the coastal scenery of the Southern District.

Unit Specifications

Area and Layout

The usable area ranges from 452 to 1,267 sq. ft., with unit layouts covering 2-bedroom to 4-bedroom configurations, including:

  • 2-bedroom with 2 living rooms
  • 2-bedroom with 2 living rooms (with en-suite bathroom)
  • 3-bedroom with 2 living rooms (with en-suite bathroom and multi-purpose en-suite)
  • 4-bedroom with 2 living rooms (with en-suite bathroom, multi-purpose en-suite, and two toilets)

There are 110 2-bedroom units in total. Some 3-bedroom units in Phase 3C feature a closed kitchen design, and some 4-bedroom units come with a storage room and multiple bathrooms.

Smallest/Largest Units
  • The smallest unit in the entire project is Unit D on Floors 6-39 of Tower 2B (usable area: 452 sq. ft., 2-bedroom with an open kitchen).
  • The largest unit is Unit B on Floors 7-38 of Tower 1A (excluding Unit B on the 17th floor; usable area: 1,267 sq. ft., 4-bedroom with 1 en-suite, a storage room, and 3 bathrooms).
Special Units

There are no special units with rooftops. Only 11 low-floor units with terraces are available, with usable areas ranging from 728 to 1,229 sq. ft. and terrace areas ranging from 24 to 469 sq. ft.

II. Decoration and Equipment

Space Configuration

Living Room and Dining Room

The ceiling height of the living room ranges from 2.75m to 3.95m (some high-floor units reach 3.95m). The walls are painted with high-quality latex paint, and the floors are paved with premium stone or wood flooring. Some units are equipped with dual-view wide-angle windows to bring in natural light and outdoor views. The dining room is seamlessly connected to the living room, with a regular layout that reserves sufficient space for a 6-person dining table. Some units have bay windows to enhance spatial layering.

Kitchen

Most units have a closed kitchen, while only some units in Towers 2A and 2B feature an open kitchen. All units are fitted with German LEICHT “METEA CONTINO” series kitchen cabinets (manufactured in Germany and air-freighted to Hong Kong; this is the world’s first residential project to adopt this series), paired with a full set of Gaggenau appliances (refrigerator, range hood, gas stove, etc.). The total value of kitchen cabinets and appliances is approximately HK$700,000 for large 3-bedroom units, HK$560,000 for 2-bedroom units, and between HK$350,000 and HK$600,000 for 4-bedroom units.

Toilets and Bathrooms

Public toilets have anti-slip tiles on walls and floors, equipped with German Duravit sanitary ware and Hansgrohe faucets, as well as ventilation systems and waterproof designs. Secondary bathrooms (non-en-suite) are equipped with either a shower cubicle or a bathtub depending on the unit layout, also using high-end brand sanitary facilities, and some have mirror cabinets for storage.

Master Bedroom and Master En-suite Bathroom

The master bedroom is spacious. In some units (e.g., Units B and C of Tower 2B, with a usable area of 538 sq. ft.), beds can be placed against three walls, and space is reserved for wardrobes. Some units are fitted with large-area light-facing windows. The master en-suite bathroom is designed as a private suite, equipped with a Kaldewei bathtub and Hansgrohe shower set. Some units have dual vanities from Duravit, and the walls are paved with marble-patterned tiles to enhance a sense of luxury.

Terraces

Only a handful of units are equipped with terraces. These small-sized terraces are mainly used for laundry drying or placing small potted plants, and some offer views of the street or garden.

III. Residents’ Clubhouse

The project shares the Central Clubhouse of South Island, Hong Kong, covering approximately 90,000 sq. ft. (including gardens). It is equipped with a wide range of facilities, including a 28m swimming pool, a heated swimming pool, a gym, a VR interactive zone, Chinese and Western-style banquet halls, and a basketball court. Additionally, there are 19 BIOPHILIA REALM facilities covering recreational, social, and sports needs, which are free for residents to use.

IV. View Features

Located in Wong Chuk Hang, Southern District of Hong Kong Island, the project is backed by Shouson Hill and Nam Long Shan, and faces the Deep Water Bay waters. Middle and high-floor units enjoy dual views:

  • One side overlooks the Deep Water Bay Yacht Club and the coastal scenery from Deep Water Bay to Repulse Bay, offering unobstructed views of the blue sky, sea, and passing yachts.
  • The other side overlooks the green belts and low-density residential clusters in the Southern District, with a wide and unobstructed field of vision.

Low-floor units have limited sea views but offer views of the internal garden’s sky garden or swimming pool, creating a quiet atmosphere. The glass curtain walls further enhance the viewing experience, allowing residents to enjoy sunrises and sunsets from indoors. The integration of mountain and sea views is the core highlight of the project.

V. Transportation Network

MTR

As a property above MTR Wong Chuk Hang Station, the project has “Bluestar” dedicated elevators directly leading to the station entrance, with a walk of only a few dozen steps (e.g., 78 steps) to reach the station. Taking the South Island Line for 2 stops leads to Admiralty Station, where passengers can transfer to the Island Line, East Rail Line, or Tsuen Wan Line. It takes 16 minutes to reach Causeway Bay and 27 minutes to reach West Kowloon High-Speed Rail Station.

Road Transportation

Adjacent to Heung Yip Road and Wong Chuk Hang Road, the project is served by multiple bus routes (e.g., Routes 48 and 76), which connect to Central, Wan Chai, Causeway Bay, and various areas in the Southern District. There are also minibus routes linking to Ap Lei Chau and Lei Tung.

Other Transportation

The project is not far from the Deep Water Bay Yacht Club, providing convenience for private yacht users. Via the connecting routes of the Hong Kong-Zhuhai-Macao Bridge Hong Kong Port, it enables travel to cities on the west bank of the Pearl River, forming a comprehensive and multi-dimensional transportation network.

Shopping Malls

  • The podium of the project houses THE SOUTHSIDE, a large shopping mall with a gross floor area of 510,000 sq. ft. Fully operational, it features 130 stores, including premium supermarkets, restaurants, and fashion shops, meeting daily shopping and dining needs.
  • Nearby shopping options also include Wong Chuk Hang Plaza and South Horizons Plaza. There are also branches of Wellcome and ParknShop supermarkets, making daily grocery shopping convenient.

Wet Markets

  • A 10-minute walk leads to Wong Chuk Hang Wet Market, which offers fresh vegetables, meat, and seafood.
  • Nearby, there are also Ap Lei Chau Wet Market and Lei Tung Wet Market. Residents can reach these markets in a short time by bus or minibus, with a wide range of shopping options.

VII. Community Recreational Facilities

Sports and Leisure

  • Wong Chuk Hang Park is near the project, featuring a children’s playground, a senior citizens’ resting area, and green trails.
  • Hai Yi Peninsula Sports Centre is approximately a 10-minute drive away, providing facilities such as badminton courts and table tennis tables that can be booked for use.

Developer

Jointly developed by MTR Corporation Limited (MTR) and Cheung Kong Holdings (CKH). MTR is responsible for transportation connection planning (leveraging its experience in railway-side development), while CKH oversees the project’s quality and living experience (relying on its strength in luxury property development).

Land Parcel and Lease Term

The project is situated on Site C of Aberdeen Inland Lot No. 467. According to the land grant document (signed on June 12, 2017, with subsequent amendments), the lease term is 50 years, from June 12, 2017, to June 11, 2067.

Development Significance

Since the South Island Line opened in 2016, Wong Chuk Hang (where the project is located) has gradually transformed from a mixed industrial-residential area into an emerging residential hub in the Southern District of Hong Kong Island. As a large-scale comprehensive residential development in the district, the project responds to Hong Kong’s “Southern Development Strategy”. With the integrated advantage of “railway + shopping mall + residence”, it promotes the improvement of living quality in the Southern District. It is also an important practice of MTR’s “property + railway” model, embodying both social and market value.
