This project is a high-rise residential development jointly developed by Kerry Properties, Sino Land, Swire Properties and MTR Corporation Limited. Located at 11 Heung Yip Road, Southern District of Hong Kong Island, it is scheduled for handover in May 2025. La Montagne Phase 4A is part of The Southside Phase 4A, situated on the south side of Wong Chuk Hang MTR Station superstructure. It adopts a single-building design (Tower 2), with 38 floors and a total of 6 elevators. A refuge floor is set on the 25th floor, and residential floors range from the 5th floor to the top 43rd floor. The building is divided into two wings (2A and 2B), each equipped with 3 elevators. Each wing has 2 – 7 units per floor (5 – 7 units per floor from the 5th to 42nd floor in each wing; 2 units per floor on the 43rd floor in each wing), providing a total of 432 high-rise residential units.

The usable area of the units ranges from 351 to 1,847 sq. ft., with a floor – to – floor height of 2.95 to 3.85 meters. The units are designed with either open – plan kitchens or enclosed kitchens (traditional closed kitchens). Most units are equipped with balconies and utility platforms.

The unit types cover 1 – 4 bedrooms, including five categories: 1 – bedroom with 2 halls, 2 – bedroom with 2 halls, 3 – bedroom with 2 halls (with en – suite bathroom), 3 – bedroom with 2 halls (with en – suite bathroom and maid’s room), and 4 – bedroom with 2 halls (with en – suite bathroom and maid’s room). The supply of units is mainly dominated by 2 – bedroom and 3 – bedroom units.

Standard Units

There are a total of 416 standard units, distributed from the 6th to the 42nd floor in each wing. Their usable area ranges from 389 to 915 sq. ft., and each unit is equipped with a 22–31 sq. ft. balcony and a 16 sq. ft. utility platform.

Unit Types by Bedroom Count

The unit types cover 1-bedroom, 2-bedroom, and 3-bedroom layouts:

  • 1-bedroom units: 48 units with a usable area of 389–403 sq. ft.
  • 2-bedroom units: 272 units with a usable area of 486–680 sq. ft.
  • 3-bedroom units: 96 units with a usable area of 658–915 sq. ft.
Garden-Attached Units

There are 12 garden-attached units, located on the 5th floor of each wing. Their usable area ranges from 351 to 866 sq. ft., and each unit is equipped with an 92–369 sq. ft. terrace. Among them, Unit G on the 5th floor of Tower 2B is the smallest unit in the project, with a usable area of 351 sq. ft. It is a 1-bedroom layout and comes with a 119 sq. ft. garden.

Top-Floor Special Units

There are only 4 top-floor special units, situated on the 43rd floor of each wing. Their usable area ranges from 1,218 to 1,847 sq. ft., and each unit is equipped with a 168–531 sq. ft. terrace and a 969–1,529 sq. ft. roof. Specifically:

  • Units A and B on the 43rd floor of Tower 2B are additionally equipped with a 73 sq. ft. or 83 sq. ft. stair hood.
  • Units A on the 43rd floor of Tower 2A and 2B also include a 55 sq. ft. or 62 sq. ft. balcony.

Among these, Unit A on the 43rd floor of Tower 2B is the largest unit in the project. It has a usable area of 1,847 sq. ft., a 4-bedroom layout, and is equipped with a 1,452 sq. ft. roof and a 531 sq. ft. terrace. An internal staircase is provided for access to the roof.

Recreational Facilities

Clubhouse and Recreational Facilities : There is a resident clubhouse named “Clue Cascade” with an area of 28,205 sq. ft., as well as a 16,775 sq. ft. garden/green area. The overall design theme is “flowing water architecture”. A variety of facilities are available in the clubhouse and garden area, including an outdoor swimming pool, 360 Gym, Yingshan Pavilion/Hais han Pavilion Banquet Hall, Cave View Wonder, Inspire Art Studio, Boulder Challenge Arena, Central Arena, Audio-Visual Entertainment Room, Shared Space, Game Zone, Mahjong Room, Private Gym, Yoga Room, Meeting Room, Music Room, Spa Room, Massage Room, and Yun Yue Garden. Some of these facilities require additional fees for use, and the opening hours and usage methods of all facilities are subject to relevant rules and restrictions.

It is expected that the units in the project will mainly offer unobstructed mountain views of Ocean Park and Shouson Hill.

The project is adjacent to Wong Chuk Hang Station on the South Island Line. In addition, there are multiple bus and minibus routes along Police School Road, Heung Yip Road, and Wai Fuk Road, connecting to various locations in Hong Kong Island and Kowloon.

The property development project at Wong Chuk Hang Station will build a large shopping mall of approximately 510,000 sq. ft., featuring outdoor spaces, 5 floors, 150 shops, and 200 parking spaces.

Furthermore, apart from numerous daily – necessities stores and restaurants along Heung Yip Road, there is also the Jumbo Floating Restaurant in Deep Water Bay for an alternative dining option.

Within the district, there are Ocean Park, Pao Yue Kong Swimming Pool, Wong Chuk Hang Sports Centre, and Aberdeen Sports Ground, which are open to the public for leisure and use.
