Market sources reveal that Chan Wan-wan, former Chairman of the Estate Agents Authority (EAA), or parties related to her, has just sold a small unit at The Gloucester in Wan Chai for HK$8.4 million, incurring a book loss of approximately HK$1.03 million upon disposal. This has become a closely watched second-hand transaction case in the district recently.

The transacted unit is High-Floor Unit E of The Gloucester in Wan Chai, with a usable area of about 342 square feet and a 1-bedroom layout. Boasting an unobstructed view of Victoria Harbour, the unit offers excellent scenic conditions and is regarded as a high-quality unit within the development. The owner initially listed the unit for HK$8.9 million; after market negotiations, it was finally sold for HK$8.4 million, translating to a usable area price of approximately HK$24,561 per square foot. Notably, the transaction price is about 3% higher than the bank’s online valuation of HK$8.12 million, falling within a reasonable market price range—reflecting buyers’ recognition of the unit’s quality.

A review of ownership records shows that the unit is held by Chan Wan-wan, former Chairman of the EAA, or parties related to her. It was purchased back in 2011 for approximately HK$9.43 million, with a holding period of up to 14 years. This resale has resulted in a book loss of around HK$1.03 million, making it a typical case of “loss upon long-term holding”.

According to data, The Gloucester is located on Gloucester Road in Wan Chai, facing Wan Chai Sports Ground and Victoria Harbour with unobstructed views. When the developer launched the project, its prime location and superior views attracted many investors to enter the market. Among them, Chan Wan-wan purchased 6 units in the development through different company names, involving a total amount of approximately HK$66.1 million—indicating her confidence in investing in this residential development in the early years.

Local property agents further pointed out that Chan Wan-wan or parties related to her have sold 2 units at The Gloucester successively this year. The other sold unit is High-Floor Unit B of The Gloucester, which also has a usable area of 342 square feet and a 1-bedroom layout. It was sold for HK$8.4 million in February this year. The transaction prices and per-square-foot prices of the two units are similar, reflecting that the current market pricing for such small units at The Gloucester is relatively stable.
