益兆集團同俊和合作搞嘅長沙灣「幸薈」,喺青山道439號,淨係得1座,一共有95個單位。實用面積由135到309平方呎,間隔有開放式同兩房。發展商喺2025年11月出咗第一張價單,售價介乎327.6萬到647.9萬蚊,扣埋最高12%折扣之後,最平嘅折實價288.3萬蚊起。

至於第二張價單(11月23號),呢個「幸薈」喺11月23號再加推30個單位,實用面積177到309平方呎,有開放式、兩房單位,仲有連天台嘅特色單位。價單售價334萬到689.2萬蚊,扣最高12%折扣後,折實價293.9萬到606.5萬蚊,折實實用呎價15,283到22,000蚊。發展商話,第二張價單係原價加推,單位價錢因為樓層同景觀唔同而有調整。

发展商在2025年11月推出了第一张价单,售价约304.6万至603.1万元人民币,扣除最高12%的折扣后,最低折实价约268.2万元人民币起。

至于第二张价单(11月23日),“幸薈”在11月23日加推30个单位,实用面积为16.45至28.71平方米,涵盖开放式、两房单位,还有带天台的特色单位。价单售价约310.5万至641.0万元人民币,扣除最高12%折扣后,折实价约273.3万至564.0万元人民币,折实实用单价约1.64万至2.36万元人民币/平方米。发展商表示,第二张价单为原价加推,单位价格因楼层和景观不同而有所调整。

Yick Siu Group and Chun Wo are collaborating on “Heng Wai” in Cheung Sha Wan, situated at 439 Castle Peak Road. The development consists of just 1 block, housing a total of 95 units. Usable areas span from 135 to 309 square feet, with unit layouts including studios and two-bedroom apartments.

The developer released the first price list in November 2025, with prices ranging from US$419,000 to US$833,000. After applying a maximum discount of 12%, the lowest discounted price starts at US$369,000.

Regarding the second price list (released on November 23rd), “Heng Wai” put an additional 30 units on the market on the same date. These units have usable areas from 177 to 309 square feet, encompassing studios, two-bedroom units, and special units with rooftops. The listed prices range from US$428,000 to US$883,000, and after the maximum 12% discount, the discounted prices are from US$377,000 to US$777,000, with the discounted usable price per square foot ranging from US$195 to US$282.

The developer noted that the second price list is for additional units at original prices, with adjustments made according to different floor levels and views.
