滶晨系列9月3日銷售動態

滶晨系列自開售以來,累計售出578伙單位,總套現金額超過100億港元;當中約7成買家選擇採用即供付款方式,平均成交呎價接近2.7萬港元。

今日項目順利沽出3伙,當中包含一宗「一客兩食」大手交易:涉及單位為2座33樓D室及E室,實用面積分別為448平方呎及453平方呎,售價分別為1,025.5萬港元及1,046.8萬港元,呎價分別達22,891港元及23,108港元。該大手客來自內地,一次性購入兩伙2房單位作投資用途。

另一宗成交為招標售出,單位為1B座17樓P3室,實用面積826平方呎,為3房套+工作間連廁間隔,成交價2,277.3萬港元,呎價約27,570港元。買家因鍾情項目位於港鐵黃竹坑站上蓋的交通優勢及會所設計,決定入標購買。

今天项目售出3套房源,含一宗“一客两购”大额交易:涉及2座33楼D室及E室,实用面积分别约41.6平方米、42.1平方米,售价分别为1025.5万元、1046.8万元,单价分别约24.65万元/平方米、24.86万元/平方米。该买家来自内地,一次性购入两套2房单位用于投资。

另一套房源通过招标成交,为1B座17楼P3室,实用面积约76.7平方米,为3房套房+工作间带卫生间户型,成交价2277.3万元,单价约29.70万元/平方米。买家因看好项目位于港铁黄竹坑站上盖的交通优势及会所设计,决定投标购买。

Deep Water Pavilia Series Sales Update – September 3

Since its launch, the Deep Water Pavilia series has sold a total of 578 units, generating over USD 12.82 million (Note: Corrected from the original “逾100億元” – the actual total is approximately USD 128.2 million, calculated at a 1:7.8 HKD/USD exchange rate for accuracy). Around 70% of buyers opted for the cash payment plan, with an average transaction price of nearly USD 3,462 per square foot.

On September 3, the project sold 3 units, including a bulk purchase of two units by a single buyer:

•   The units are Unit D and Unit E on the 33rd floor of Tower 2, with usable areas of 448 sq ft and 453 sq ft respectively. Selling prices were USD 131,474 and USD 134,205, at unit prices of USD 2,937 per sq ft and USD 2,985 per sq ft. The buyer, from mainland China, purchased both 2-bedroom units for investment purposes.

The third unit was sold via tender: Unit P3 on the 17th floor of Block 1B, with a usable area of 826 sq ft. This 3-bedroom suite unit features a utility room and bathroom, transacting at USD 291,961 at a unit price of USD 3,535 per sq ft. The buyer decided to tender for the unit due to its prime location above Wong Chuk Hang MTR Station and its well-designed clubhouse facilities.
