發展商表示,「滶晨II」昨日首輪價單推售88伙,當日即沽出82伙,佔可售價單單位約93%,套現近9億元。整輪銷售錄得11組大手客,合共購入25伙,當中3組認購3伙,另有8組認購2伙。連同同系「滶晨」及「滶晨II」的價單與招標成交,昨日共錄88宗成交,套現逾10億元。
至於整個「滶晨」系列,至今合共售出463伙,套現逾82億元,錄得59組大手客,約70%買家選用即供付款方法,平均成交呎價接近2.7萬元。

With usable areas ranging from 453 to 778 sq ft, the list prices are between HK$11.246 million and HK$26.609 million (HK$24,826 to HK$34,202 per sq ft), while discounted prices range from HK$8.996 million to HK$21.287 million (HK$19,859 to HK$27,361 per sq ft after discounts).
A new sales schedule was also announced: the second sales round will take place next Wednesday (30th), offering 88 units including 78 two-bedroom and 10 three-bedroom units. With usable areas of 448 to 778 sq ft, these units share the same discounted price range (HK$8.996 million to HK$21.287 million) and discounted per sq ft prices (HK$19,859 to HK$27,361) as the 3rd price list.
Among the 88 units in the second round, the lowest-priced unit is Flat E on the 6th floor of Tower 2 – a two-bedroom unit with a usable area of 453 sq ft. Its list price is HK$11.246 million (HK$24,826 per sq ft) and discounted price is HK$8.996 million (HK$19,859 per sq ft after discount). The new sales round will be divided into 4 groups, with registration closing at 4pm next Tuesday (29th).
The developer stated that 82 out of 88 units from Deep Water Pavilia Phase 2’s first price list were sold on launch day yesterday, accounting for approximately 93% of available units and generating nearly HK$900 million in sales. The first round attracted 11 bulk buyers who purchased 25 units in total – 3 buyers bought 3 units each, while 8 buyers bought 2 units each. Including transactions from the adjacent “Deep Water Pavilia” and tender sales of Deep Water Pavilia Phase 2, a total of 88 deals were recorded yesterday, with cumulative sales exceeding HK$1 billion.
Across the entire “Deep Water Pavilia” series, 463 units have been sold to date, generating over HK$8.2 billion in sales. The project has attracted 59 bulk buyers, with approximately 70% of purchasers opting for lump-sum payment. The average transacted price stands at around HK$27,000 per sq ft.
