油麻地嘅「瑧爾」,星期五(28號)就會推售全盤63個單位。新世界發展營業及市務部話,去到下午2點,「瑧爾」已經累積收到超過一千張票,超額認購大約14倍。其中超過3成嘅準買家都打算買全層3個單位,用嚟長線收租。整體嚟講,內地客同港漂加埋超過60%,係主要嘅買家群。 集團嚟年上半年會推售大約3個項目,當中最大規模嘅就係大圍嘅柏傲莊III,涉及大約500個單位,有機會以現樓形式推出市場。另外仲有九龍塘玫瑰街項目同埋佐敦官涌街項目,分別涉及大約100個同60個單位。呢位代表仲強調,集團會以市價推盤,首批單位仲會以優惠價推出,吸引買家入市。 佢仲話,美國聯儲局下個月有機會再減息,預計會吸引投資者重新入市。而且而家租金好高,有機會令到部分租客唔再租樓,轉而買樓,所以好睇好嚟年樓市發展。

More than 30% of the potential buyers plan to purchase all three units on an entire floor for long – term rental purposes. Overall, mainland Chinese buyers and Hong Kong migrants together account for over 60% of the main buyer groups. The group will launch approximately three projects in the first half of next year. The largest – scale one is Park Yoho III in Tai Wai, involving around 500 units, which may be launched on the market as a ready – to – move – in property. There are also the project on Mei Kwei Street in Kowloon Tong and the project on Kwun Chung Street in Jordan, involving approximately 100 units and 60 units respectively. The representative also emphasized that the group will launch projects at market prices, and the first batch of units will be offered at preferential prices to attract buyers to enter the market. The representative also said that the US Federal Reserve may cut interest rates again next month, which is expected to attract investors to re – enter the market. Moreover, with the current high rental prices, some tenants may choose to buy property instead of renting, so the group is optimistic about the development of the property market next year.
