  • Internal Doors: Bedroom and bathroom doors are also hollow wooden doors with a plastic surface, with sealing strips added to the door gaps. Bedroom doors enhance privacy and reduce sound transmission between indoor and outdoor spaces; bathroom doors strengthen moisture and odor insulation to prevent moisture and odors from spreading to other areas. The door locks are simple ball locks, easy to open and close, adapting to the daily use habits of mid-small units.
  • Windows: Window frames are made of aluminum with a fluorocarbon spray coating, corrosion-resistant and deformation-resistant, and less prone to aging and damage with long-term use. They are paired with single-panel tinted glass, which provides basic heat insulation and sound insulation to reduce the impact of external temperature changes and noise on the interior. The living room is equipped with large-sized casement or sliding windows to ensure sufficient lighting; bedroom windows adopt a semi-opening design to balance lighting and living privacy, with adjustable ventilation. The junction between windows and walls is treated with waterproof sealing to prevent rainwater leakage.

(II) Water, Electricity, and Safety Fixtures

  • Electrical System: Equipped with an independent distribution box with a residual current device to ensure electrical safety. The living room is fitted with 2 x 13A double sockets, 1 TV/radio antenna socket, and 1 RJ 45 data socket; each bedroom is fitted with 1-2 x 13A double sockets, with a reserved connection point for air conditioners. All exposed wire conduits are neatly arranged according to the development’s standards to avoid clutter affecting indoor aesthetics, meeting the mid-small unit’s demand for spatial tidiness.
  • Water System: Hot and cold water pipes use copper pipes protected by a rubber layer, corrosion-resistant and aging-resistant, suitable for long-term use. Hot water for the bathroom and kitchen is supplied by an electric water heater, ensuring stable hot water output. The drainage system is equipped with deodorant floor drains, and the outer walls of the pipes are wrapped with simple sound insulation materials to reduce water flow noise during drainage and avoid disturbing the indoor quiet environment.
  • Safety Fixtures: The entrance lobby is equipped with a visitor intercom system (supporting Octopus card access), and the indoor area is fitted with a video intercom device for visual identification of visitors. The “visible area” of the kitchen walls (around the stove and sink) is paved with the same specification of high-temperature tiles, oil-proof and easy to clean; the non-visible area (behind the cabinets) is treated with plastering and latex paint to ensure the flatness and moisture resistance of the wall base.
  • Ceilings: The ceilings of the living room and bedrooms are plastered on the original ceiling and then painted with latex paint, without complex suspended ceiling designs — this avoids reducing the spatial height and increasing the sense of oppression, and only maintains overall aesthetics through uniform color. The bathroom and kitchen are installed with aluminum waterproof and moisture-proof suspended ceilings, approximately 2.4 meters high, which can hide lamps, air outlets, and pipes, integrating practicality and aesthetics. The aluminum material is corrosion-resistant and deformation-resistant, suitable for the humid bathroom environment and the oily kitchen environment.

(II) Floor Paving

  • Living Room and Bedrooms: Reinforced wooden floors are paved, with a thickness of approximately 8-10 mm and a surface wear resistance of ≥ 4,000 revolutions, able to withstand wear from furniture placement and human movement. Matching wooden skirting boards (approximately 8 cm high) are used, and the junctions between skirting boards, walls, and floors are sealed to prevent dust and moisture from entering the floor gaps, keeping the floor clean and reducing later maintenance difficulty.
  • Bathroom: Anti-slip high-temperature ceramic tiles are paved, with fine textures on the tile surface and a friction coefficient of ≥ 0.6 to reduce the risk of slipping in a humid environment. The floor is treated with a “slight slope” (1%-2% slope toward the floor drain) to ensure smooth drainage and avoid water accumulation. The tile gaps are filled with waterproof sealant, forming a complete moisture-proof system with the wall tiles to keep the bathroom dry for a long time.
  • Kitchen: Anti-slip high-temperature ceramic tiles are paved, with colors echoing the light tones of the living room to maintain indoor visual coordination. The base of the tiles around the stove and sink is additionally coated with waterproof paint to prevent long-term water penetration into the floor slab, ensuring the structural safety of the floor and reducing mold growth caused by kitchen moisture.

(III) Details of Functional Spaces

  • Bathroom: Adopts a practical and compact design, equipped with a single vanity (artificial stone countertop with rounded edges to prevent bumps), a regular enamel toilet, and a shower area with a shower head. The wall tiles extend to the top to ensure no dead ends in moisture prevention. The mirror cabinet is a hanging type with storage function, able to store toiletries inside, and the external mirror is anti-fog treated, suitable for use in the humid bathroom environment.
  • Kitchen: An independent mid-small kitchen with a cabinet and countertop layout that conforms to ergonomics. The operation flow is arranged in the order of “stove – sink – storage area” to reduce movement distance during cooking. The stove countertop is made of artificial stone, heat-resistant (able to withstand temperatures below 80°C) and scratch-resistant, suitable for daily cooking needs. The cabinets are mainly floor cabinets, with small wall cabinets configured as needed to maximize the use of vertical space and improve storage capacity.
  • Entrance and Corridor: The entrance floor is paved with the same reinforced wooden floor as the living room, with a reserved position for installing a small shoe cabinet (the wall base is flat for later fixing). The decoration of the corridor walls and floor is consistent with the living room, and the top reserves installation points for downlights to improve corridor lighting, avoid dark corners, and enhance spatial transparency.

V. Equipment

(I) Kitchen Equipment

  • Cabinets: Medium-small wooden cabinets (with plastic surface doors) are equipped, including floor cabinets and a small number of wall cabinets. The floor cabinets are approximately 60 cm deep, and the wall cabinets are approximately 35 cm deep. The storage space can accommodate daily pots, pans, and kitchen utensils. The cabinet door hardware (hinges, handles) is made of stainless steel; the hinges can withstand ≥ 50,000 opening and closing tests to ensure long-term use without easy damage, reducing later maintenance costs.
  • Built-in Appliances: Includes a medium-sized refrigerator, a double-burner induction cooker, and a medium-sized range hood (brands are general models used in the development; specific models are subject to final delivery). The medium-sized refrigerator has a capacity of approximately 200-250 liters, sufficient for storing food for a family for 3-5 days; the double-burner induction cooker has a single-burner power of approximately 2-2.5 kW, allowing simultaneous stewing and stir-frying; the range hood has an air volume of approximately 15-18 cubic meters per minute, able to quickly exhaust cooking fumes. In addition, a power interface and placement space for a microwave oven are reserved on the countertop for later self-purchase.

(II) Bathroom Equipment

  • Basic Configuration: Equipped with an enamel vanity (artificial stone countertop), chrome-plated faucets, a regular enamel toilet, and a shower set. The faucets and shower head use anti-corrosion chrome plating technology, with uniform water output and a long service life. Accessories include a chrome-plated towel rack and a toilet paper holder, installed at positions that conform to ergonomics (towel rack height: approximately 1.5 meters; toilet paper holder height: approximately 0.8 meters), adapting to the usage habits of most people without occupying the core activity space of the bathroom.

It has a fast heating speed and can meet the daily washing and bathing needs of a family. The electric water heater is equipped with dual protection functions (leakage protection and overheating protection) for safe use. It has a moderate size and is installed in the corner of the bathroom or kitchen without occupying too much living space.
