I. Unit Area

According to the table data in the “Area of Residential Properties in the Phase” section of the specified documents:

  1. Saleable Area: 67.716 square meters (729 square feet). The unit features a practical mid-small layout with clear functional zones, covering a living room, kitchen, bathroom, and 1-2 bedrooms. It is suitable for couples or small families with one child, balancing daily living convenience and spatial comfort without excessive compactness.
  2. Flat Roof Area: The attached “Flat roof” has an area of 21.484 square meters (231 square feet), an exclusive auxiliary space for the unit. Its use must comply with the Deed of Mutual Covenant (e.g., no unauthorized construction, no occupation of public corridors) and can be used for leisure, laundry drying, or placing simple storage furniture to supplement indoor activity and storage space.
  3. Basis for Area Calculation: The saleable area is calculated strictly in accordance with Section 8 of the Residential Properties (First-hand Sales) Ordinance. It excludes utility platforms, balconies, and items not counted in the saleable area (e.g., air-conditioning plant rooms, bay windows, lofts, gardens, parking spaces, roofs, stair hoods, forecourts, yards), adhering to Hong Kong’s first-hand residential area certification standards with legal validity and accuracy.
  4. Undivided Shares: The unit is allocated 700 undivided shares (including the flat roof). The share ratio matches its saleable area and the auxiliary nature of the flat roof, following the share allocation logic for similar mid-small units in the development, reflecting the correspondence between unit area and the owner’s rights.

II. Floor-to-Floor Height

Based on the relevant data for 6/F, Tower 3 in the “Floor Plans of Residential Properties in the Phase” section of the specified documents:

  1. Range of Floor-to-Floor Height: Due to proximity to the transfer floor, there are local variations in floor-to-floor height, specifically 2.8 meters, 3.15 meters, 3.45 meters, 3.55 meters, 3.6 meters, and 3.95 meters. Core living areas (living room, bedrooms) mainly have a height of 2.8-3.15 meters, avoiding the sense of oppression common in mid-small units and accommodating regular furniture (wardrobes, sofas, beds) and daily activities. Local high-height areas (3.45 meters and above) correspond to the living room’s light window area or entrance transition space, optimizing lighting and enhancing spatial transparency.
  2. Floor Slab Thickness: The floor slab thickness (excluding plaster) is 150 mm and 200 mm, distributed by load-bearing needs. Regular activity areas (living room, bedrooms) use 150 mm thick slabs; water-intensive and equipment-rich areas (bathroom, kitchen) use 200 mm thick slabs. This design ensures structural stability, improves sound insulation between floors, and reduces noise interference from daily activities (walking, door opening/closing, appliance operation) on upper and lower floors.

III. Fixtures

(I) Door and Window System

  • Entrance Door: A hollow wooden door with a plastic surface (≈4 cm thick), equipped with an anti-pry lock (meeting Hong Kong’s residential anti-theft standards), stainless steel hinges, and resin handles, providing basic anti-theft and sound insulation. The door design aligns with the development’s unified decoration style, with a wear-resistant coating on the surface to reduce impact wear from daily use.
  • Internal Doors: Bedroom and bathroom doors are also hollow wooden doors with a plastic surface, with sealing strips added to gaps. Bedroom doors enhance privacy and reduce sound transmission; bathroom doors strengthen moisture and odor insulation to prevent spread to other spaces. Simple ball locks are used for easy opening/closing, adapting to mid-small unit usage habits.
  • Windows: Frames are made of aluminum with a fluorocarbon spray coating (corrosion-resistant, deformation-resistant, non-aging with long-term use), paired with single-panel tinted glass for basic heat and sound insulation. The living room has large casement/sliding windows for sufficient lighting; bedroom windows adopt a semi-opening design to balance lighting and privacy with adjustable ventilation. The junction between windows and walls is waterproof-sealed to prevent rainwater leakage.
  • External Wall Structure: The unit’s external walls include non-structural prefabricated walls (total area: 1.082 m², thickness: 150 mm) and curtain walls (thickness: 200 mm), complying with the development’s unified external wall standards. They integrate safety, heat insulation, and waterproofing to stabilize the indoor living environment and reduce external temperature/humidity interference.

(II) Water, Electricity, and Safety Fixtures

  • Electrical System: Equipped with an independent distribution box with a residual current device for electrical safety. The living room has 2 x 13A double sockets, 1 TV/radio antenna socket, and 1 RJ 45 data socket; each bedroom has 1-2 x 13A double sockets with a reserved air conditioner connection. Exposed conduits are neatly arranged per development standards to avoid clutter and maintain indoor tidiness.
  • Water System: Hot/cold water pipes use rubber-protected copper pipes (rust-resistant, aging-resistant for long-term use). Hot water for the bathroom and kitchen is supplied by an electric water heater for stable output. The drainage system has deodorant floor drains, and pipe exteriors are wrapped in simple sound insulation to reduce water flow noise and avoid disturbing the quiet indoor environment.
  • Safety Fixtures: The entrance lobby has a visitor intercom system (supporting Octopus access), with a video intercom device indoors for visual visitor identification. Public areas (elevators, lobby) have 24-hour closed-circuit television monitoring. The unit is equipped with basic fire-fighting facilities (e.g., fire hoses) complying with Hong Kong’s residential fire safety standards for emergency protection.

IV. Decoration

(I) Walls and Ceilings

  • Walls: Living room and bedroom walls are first plastered (base error ≤ 3 mm) and then painted with environmentally friendly latex paint (light colors: off-white, light gray). Light colors enhance spatial openness and facilitate later soft decoration; the paint is moisture-proof, stain-resistant, and easy to clean (daily stains can be wiped off). Bathroom walls are paved with high-temperature fired tiles (extending to the false ceiling height of ≈2.4 m), using anti-slip, anti-mildew styles with waterproof sealant in gaps to block moisture and prevent mildew. Kitchen “visible areas” (around the stove/sink) use the same high-temperature tiles (oil-proof, easy to clean); non-visible areas (behind cabinets) are plastered and painted to ensure flatness and moisture resistance.
  • Ceilings: Living room and bedroom ceilings are plastered and painted with latex paint without complex suspended designs (avoiding reduced height and oppression), maintaining uniformity with color. Bathrooms and kitchens have aluminum waterproof/moisture-proof suspended ceilings (≈2.4 m high) to hide lamps, air outlets, and pipes, combining practicality and aesthetics. Aluminum is rust-resistant and deformation-resistant, suitable for humid bathrooms and oily kitchens.

(II) Floor Paving

  • Living Room and Bedrooms: Reinforced wooden floors (8-10 mm thick, wear resistance ≥ 4,000 revolutions) are used to withstand furniture and foot traffic wear. Matching wooden skirting boards (≈8 cm high) are sealed at junctions with walls/floors to prevent dust/moisture intrusion and maintain cleanliness.
  • Bathroom: Anti-slip high-temperature tiles with fine textures (friction coefficient ≥ 0.6) reduce slipping risks. The floor has a “slight slope” (1%-2% toward the drain) for smooth drainage and no water accumulation; gaps are filled with waterproof sealant to form a complete moisture-proof system with wall tiles.
  • Kitchen: Anti-slip high-temperature tiles echo the living room’s light colors for visual coordination. The tile base around the stove/sink is additionally coated with waterproof paint to prevent long-term water penetration into the floor slab, ensuring structural safety and reducing mold growth.

(III) Functional Space Details

  • Bathroom: A practical compact design with a single vanity (artificial stone countertop, rounded edges to prevent bumps), a regular enamel toilet, and a shower area. Wall tiles extend to the top for full moisture protection; the mirror cabinet is hanging with storage (for toiletries) and has an anti-fog mirror suitable for humid environments.
  • Kitchen: An independent mid-small kitchen with an ergonomic layout (stove → sink → storage) to reduce cooking movement. The stove countertop is artificial stone (heat-resistant ≤ 80°C, scratch-resistant); cabinets are mainly floor-mounted with optional small wall cabinets to maximize vertical storage.
  • Entrance and Corridor: The entrance floor uses the same reinforced wooden floor as the living room, with a reserved position for a small shoe cabinet (flat wall for later installation). The corridor’s walls/floor match the living room, with reserved downlight points to improve lighting, avoid dark corners, and enhance transparency.

V. Equipment

(I) Kitchen Equipment

  • Cabinets: Mid-small wooden cabinets (plastic surface doors) include floor cabinets (≈60 cm deep, for pots/utensils) and a few wall cabinets (≈35 cm deep, for dry goods/seasonings). Cabinet hardware (hinges, handles) is stainless steel; hinges withstand ≥ 50,000 openings/closing to ensure durability and reduce maintenance costs.
  • Built-in Appliances: Includes a medium refrigerator (200-250 L, for 3-5 days of food storage), a double-burner induction cooker (2-2.5 kW per burner, for simultaneous cooking), and a medium range hood (15-18 m³/min air volume, for quick fume extraction). A power interface and space for a microwave are reserved on the countertop for later addition (brands are development-standard; specific models subject to final delivery).

(II) Bathroom Equipment

  • Basic Configuration: An enamel vanity (artificial stone countertop), chrome-plated faucets, a regular enamel toilet, and a shower set. Faucets/shower heads use anti-corrosion chrome plating for uniform water output and long service life. Accessories include a chrome-plated towel rack (≈1.5 m high) and toilet paper holder (≈0.8 m high), installed ergonomically to avoid occupying core bathroom space.
  • Other Facilities: A medium exhaust fan (10-12 m³/min air volume) quickly removes moisture to keep the bathroom dry and prevent mildew. A hanger for the electric water heater is reserved on the wall or space in the cabinet to ensure stable hot water supply without affecting bathroom use.

(III) Air Conditioning and Other Equipment

Ventilation Equipment: In addition to the bathroom exhaust fan, the kitchen range hood has an exhaust function to remove fumes/odors. The living room and bedrooms achieve natural ventilation by opening windows, complementing mechanical ventilation to maintain air circulation and improve comfort.

Air Conditioning System: Split-type air conditioners (not central AC) are used—1.5-horsepower for the living room and 1-horsepower per bedroom (development-standard brands). Independent temperature control meets cooling/heating needs and saves energy, adapting to mid-small unit electricity usage.

Hot Water Supply: A medium electric water heater (15-20 L, development-standard brand) heats quickly to meet daily washing/bathing needs. It has dual protection (leakage, overheating) for safety, with a moderate size installed in bathroom/kitchen corners to avoid occupying living space.
