Land Registry records show that two 4-bedroom units (1A Tower high-floor P1 and P2) with usable areas of 1,706 sq ft and 1,536 sq ft were sold for HK$81.888 million and HK$65.434 million respectively. The registered buyer, Wraight, David John, is believed to be the same person as Morgan Stanley’s CEO, with a total investment of approximately HK$140 million for the two units.
Morgan Stanley previously released a report suggesting that Hong Kong’s property market may have bottomed out, citing three positive factors including falling interbank rates, and predicted a 4 to 5-year upward cycle. Deep Water Pavilia has also been a hotspot for bulk buyers: a Mr. Wong, for instance, purchased 9 two-bedroom and 1 three-bedroom units through two companies, involving approximately HK$120 million.
Developers stated that over 83% of Deep Water Pavilia’s units have been sold, generating over HK$7.2 billion in revenue. This reflects strong market confidence in core district luxury properties and bodes well for the subsequent launch of its sister project, Deep Water Pavilia II.
