會德豐地產牽頭的啟德 DOUBLE COAST I,今日加推 5 號價單(2025 年 8 月 16 日更新),涉及 37 伙,盡推今期 1 房及開放式單位,實用面積 265 至 440 平方呎,包括 16 個開放式、18 個 1 房(開廚)、3 個 2 房(開廚);折實售價 459.2 萬至 884.4 萬元,折實呎價 16,183 至 20,100 元。以折實計,16 伙(43%)低於 500 萬元,34 伙(逾 9 成)低於 600 萬元,全數低於 900 萬元,可套現約 2.03 億元。
會德豐地產副主席黃光耀指,自 2 月底預算案至今,項目已售 82 伙套現逾 6.3 億元,今次加推回應熾熱需求,料吸引專才及投資客。
項目此前已公布多張價單:
- 4 號價單(2025 年 4 月 22 日):37 伙(4 個開放式、33 個 1 房),265 至 335 平方呎,折實 453.5 萬至 614.9 萬元(呎價 17,113 至 20,704 元),市值約 2.4 億元;同期以招標售出 3 座 11 樓 D 室(477 平方呎 2 房),890 萬元成交(呎價 18,658 元),預算案後累售 28 伙套現近 2.3 億元。
- 3 號 / 2 號價單(2024 年 10 月 29 日):各 38 伙,3 號價單(265 至 627 平方呎,開放式至 3 房)折實 452.3 萬至 1,362.4 萬元(呎價 17,068 至 21,729 元);2 號價單(304 至 627 平方呎,1 房至 3 房)折實 547.6 萬至 1,288.5 萬元(呎價 17,113 至 20,550 元),逾 7 成單位低於 800 萬元。
- 1 號價單(2024 年 10 月 23 日):首張價單 78 伙(265 至 627 平方呎,開放式至 3 房),折實 422.5 萬至 1,266.1 萬元(呎價 15,943 至 20,315 元),最平為 3 座 1 樓 G 室(265 平方呎,422.5 萬元);發展商提供 3 種付款辦法,最高扣 12%。
會德豐地產主席梁志堅曾指,項目開價保守,年底樓價料升 5 至 10%,啟德智慧綠色運輸落成將助銷售;黃光耀則指首張價單為保守價,項目曾錄 3,000 宗查詢(3 成關注低座臨海單位)。目前 DOUBLE COAST I 已屆現樓,備 361 伙(開放式至 4 房);整個 DOUBLE COAST 項目分 3 期發展,共 1,590 伙,全數獲批預售,早前已上載樓書,並以 3 座 28 樓 A 室為藍本,在尖沙咀海港城設示範單位。

DOUBLE COAST I in Kai Tak, led by Wheelock Properties, released its 5th price list (updated Aug 16, 2025) today, covering 37 units – all 1-bedroom and studio units of this phase. With usable areas of 24.6-40.9 sqm (265-440 sq ft), the units include 16 studios, 18 1-bedroom (open kitchen) and 3 2-bedroom (open kitchen) units. Discounted prices range from HKD 4.592M to HKD 8.844M, with discounted per-sq-ft prices of HKD 16,183 to HKD 20,100. By discounted price, 16 units (43%) are below HKD 5M, 34 units (over 90%) below HKD 6M, and all below HKD 9M, expected to generate approx. HKD 203M in revenue.
Mr. Wong Kwong Yiu (Wheelock Deputy Chairman) stated that since the Feb budget, the project has sold 82 units (HKD 630M+). The new launch aims to meet strong demand, targeting professionals and investors.
Previous price lists of the project:
- 4th Price List (Apr 22, 2025):37 units (4 studios, 33 1-bedroom), 24.6-31.1 sqm (265-335 sq ft). Discounted prices: HKD 4.535M-HKD 6.149M (HKD 17,113-HKD 20,704/sq ft), with a market value of approx. HKD 240M. Meanwhile, Flat D, 11/F, Block 3 (44.3 sqm / 477 sq ft, 2-bedroom) was sold via tender for HKD 8.9M (HKD 18,658/sq ft). Since the budget, 28 units have been sold (HKD 230M+).
- 3rd/2nd Price Lists (Oct 29, 2024):38 units each. 3rd List (24.6-58.3 sqm, studio to 3-bedroom): HKD 4.523M-HKD 13.624M (HKD 17,068-HKD 21,729/sq ft). 2nd List (28.2-58.3 sqm, 1-bedroom to 3-bedroom): HKD 5.476M-HKD 12.885M (HKD 17,113-HKD 20,550/sq ft), over 70% below HKD 8M.
- 1st Price List (Oct 23, 2024):78 units (24.6-58.3 sqm, studio to 3-bedroom). Discounted prices: HKD 4.225M-HKD 12.661M (HKD 15,943-HKD 20,315/sq ft), with the cheapest unit (Flat G, 1/F, Block 3, 24.6 sqm) at HKD 4.225M. 3 payment plans were offered, with a maximum 12% discount.
Mr. Leung Chi Kin (Wheelock Chairman) previously noted the project’s conservative pricing, expecting 5-10% price growth by year-end; the completion of Kai Tak’s smart green transport will boost sales. Mr. Wong added the 1st list was “conservative”, with 3,000 inquiries received (30% interested in low-floor waterfront units). Currently, DOUBLE COAST I (361 units, studio to 4-bedroom) is completed. The entire DOUBLE COAST project (3 phases, 1,590 units) has obtained full pre-sale approval; sales brochures were released earlier, and a showflat (modelled after Flat A, 28/F, Block 3) was set up in Harbour City, Tsim Sha Tsui.
