El Futuro (Sha Tin) Launches Multiple Incentives – Sea-View 3-Bedroom Units Start at HK$16,879 per sq ft (Net)

Cheung Kong Holdings, the developer of El Futuro – a luxury residential project in the prestigious Kau To Shan, Sha Tin district – updated its price list today. It has rolled out two-tier incentives, the “New Home Electrical Voucher” and limited-time “Your Choice Reward”, exclusively for all 3-bedroom and 4-bedroom units currently on sale at list prices. When combined with the rebate from the payment plan, the total value of incentives can reach up to HK$880,000, aiming to attract potential homebuyers.

Dual Vouchers + Payment Rebate: Incentive Value Boosted

This round of offers applies to every 3-bedroom and 4-bedroom unit in El Futuro sold at the listed price. Homebuyers are guaranteed a basic benefit: a HK$200,000 Fortress electrical voucher, usable for purchasing home appliances. Additionally, if they sign the provisional sale and purchase agreement between October 4 and November 30, 2025, they can choose an extra “two-options-one” reward – either an additional HK$200,000 Fortress voucher or a 24-month management fee waiver – further reducing the cost of home purchase.

For payment methods, homebuyers who opt for the “360-Day Flexible Home Purchase Payment Plan” can enjoy a 6% cash rebate on the transaction amount if they complete the deal within 180 days ahead of schedule. Some designated units in El Futuro are also eligible for an extra furniture voucher worth HK$380,000 or HK$480,000. When multiple incentives are combined, the total value can hit HK$880,000.

All units included in this incentive scheme are high-end sea-view homes in El Futuro facing southeast. Compared with the average listed price of around HK$19,000 per sq ft for luxury homes in the same Kau To Shan, Sha Tin area, El Futuro holds a significant price advantage.

It is noted that El Futuro is located at 18 Lai Ping Road, Sha Tin, and is a low-density luxury residential estate. It comprises 2 residential towers and 22 detached houses, with a total of 266 units. Currently sold as completed properties, it allows homebuyers to move in immediately after purchase. Adjacent to MTR University Station, the project provides free shuttle bus services and falls within School Net 91 – combining livability and educational benefits, making it highly appealing to family homebuyers.
