资料显示,作为港岛南岸 5B 期的澔晨 II,发展商于 2021 年夺得整个 5 期的发展权,当时补地价约 64 亿元。以可建楼面约 63.6 万平方呎计算,每呎楼面补地价约 10119 元。相较于 2019 年批出的第 4 期(海盈山系列)每平方呎 10587 元的补地价,稍低约 4%。

The listed prices range from HK$10.9 million to HK$26.398 million, with a per-square-foot price of HK$24,330 to HK$33,931. The discounted prices are from HK$8.72 million to HK$21.118 million, and the discounted per-square-foot price is HK$19,464 to HK$27,144.

The entry-level unit is Flat D on the 6th floor of Block 2, with a usable area of 448 square feet, a two-bedroom layout, a discounted price of HK$8.72 million, and a discounted per-square-foot price of HK$19,464.

He Jiaxin, Director of Sales and Marketing at New World Development, stated that after deducting factors such as layout and view, Deep Water Pavilia II is launched at the original price compared to the first price list of Deep Water Pavilia (Phase 1), and there is room for price increases in subsequent additional units. In the first price list, 25 units have a discounted price of less than HK$10 million, and 7 units have a discounted per-square-foot price of less than HK$20,000. The project will officially start accepting subscriptions on weekends and is expected to go on sale next week.

Compared with Deep Water Pavilia (Phase 1) of the same series, which was priced in mid-last month, the first batch of discounted per-square-foot prices at that time ranged from HK$18,688 to HK$29,538. This time, the discounted per-square-foot price of Deep Water Pavilia II is HK$19,464 to HK$27,144, with a slight price increase of about 4% currently.

According to data, Deep Water Pavilia II, as Phase 5B of the South Island, was acquired by the developer for the development rights of the entire Phase 5 in 2021, with a land premium of approximately HK$6.4 billion. Based on the constructible floor area of about 636,000 square feet, the land premium per square foot is approximately HK$10,119. This is about 4% lower than the land premium of HK$10,587 per square foot for Phase 4 (Hoi Ying Shan series) granted in 2019.
