SPRING GARDEN已屆現樓,是次提供2種付款辦法,分別為120及180天付款,最高折扣12%,折實價由800.9萬至1253.9萬元,折實呎價由27428至31503元。

同時,為吸引投資者,推出「置·佳回報」現金回贈,買家需於今年12月底前簽下臨時買賣合約,租期不少於24個月,租期首日必須為完成買賣合約後的12個月內,亦需簽下租約,並加蓋印花稅。

回贈額視乎單位呎租而定,呎租為80至90元,可獲相等於2個月月租金額的回贈,呎租為90至100元,可獲2.5個月月租金額的回贈,呎租為100元或以上,可獲3個月月租金額的回贈。

为吸引投资者,该楼盘推出 “置・佳回报” 现金回赠活动。买家需在今年 12 月底前签订临时买卖合约,且租期不少于 24 个月,租期首日必须在完成买卖合约后的 12 个月内,同时需签订租约并加盖印花税。

The practical area of these units ranges from 278 to 398 square feet, featuring 1-bedroom and 2-bedroom layouts, including 23 1-bedroom units and 7 2-bedroom units. The listed prices range from HK$9.101 million to HK$14.248 million, with a unit price (per square foot) of HK$31,168 to HK$35,799.

Spring Garden is a completed property (ready-for-occupancy building). This time, two payment plans are offered: 120-day payment and 180-day payment, with a maximum discount of 12%. The discounted prices range from HK$8.009 million to HK$12.539 million, and the discounted unit price (per square foot) is from HK$27,428 to HK$31,503.

Meanwhile, to attract investors, the “Optimal Return” cash rebate scheme is launched. Buyers are required to sign a provisional sales and purchase agreement by the end of December this year. The lease term must be no less than 24 months, and the first day of the lease term must be within 12 months after the completion of the sales and purchase agreement. Additionally, buyers must sign a lease agreement and pay the stamp duty.

The rebate amount depends on the monthly rent per square foot of the unit:

For a monthly rent of HK$100 or more per square foot, a rebate equivalent to 3 months’ rent is available.

For a monthly rent of HK$80 to HK$90 per square foot, a rebate equivalent to 2 months’ rent is available;

For a monthly rent of HK$90 to HK$100 per square foot, a rebate equivalent to 2.5 months’ rent is available;
