元朗錦上路柏瓏III加推2號價單 輕加1%仍超額認購逾6倍

元朗錦上路新盤柏瓏III(GRAND MAYFAIR III)乘勢加推,今日公布第2號價單,涉及68伙標準單位,當中1房及2房單位各佔34伙,實用面積由350至509平方呎,覆蓋上車及小型改善需求。

定價方面,今批單位定價介乎577.4萬至914.9萬元,呎價15,858至17,974元;發展商提供最高16%折扣優惠,扣除後折實價低見485萬元,高至768.5萬元,折實呎價則由13,320至15,098元。發展商透露,今批單位較首輪輕微加價1%,反映市場承接力強。

市場反應方面,項目暫收逾1,500票,以首兩張價單合共206伙計算,超額認購逾6倍,熱度可見一斑。今次加推正為回應市場殷切需求,而入票人士當中,3成為投資者,主要看好北部都會區未來發展潛力及項目租金回報——目前項目周邊呎租約40至45元,投資回報具吸引力;另有3成入票者為大手客,顯示中長線置業需求活躍。

配套方面,柏瓏III設有逾3.7萬平方呎雙會所,提供多元化休閒設施,同時規劃約26萬平方呎花園園林及遊樂空間,進一步提升居住體驗。

元朗锦上路柏珑III最新加推了第2张价单,共68伙,全数为标准单位,包括34伙一房及34伙两房。

这批单位轻微加价1%,定价为577.4万至914.9万元,呎价为15,858至17,974元。扣除最高16%折扣优惠后,折实售价为485.01万至768.51万元,尺价介乎13,320至15,098元,折实均价14,118元。

其中,最低售价为5座1楼B5单位,实用面积353平方尺,一房(开放式厨房),折实价485.01万元,尺价13,740元;最低尺价为1座15楼B6单位,实用面积464平方尺,两房(开放式厨房),折实价618.07万元,尺价13,320元。

截至10月13日晚上8时,柏珑III累计收票逾1,500票,以已推出单位206伙计算,超额逾6倍。入票人士中有3成为投资者,主要看好北都未来发展,加上一、二期入伙后租赁情况理想,现时每呎租40至45港元。

Grand Mayfair III (Yuen Long) Releases 2nd Price List: 68 Units with Slight 1% Price Hike, Over 6x Oversubscription

Grand Mayfair III, located near Kam Sheung Road in Yuen Long, has launched its 2nd price list, covering 68 residential units. These units span a usable area of 350 to 509 sq ft, split evenly between 34 one-bedroom and 34 two-bedroom layouts.

The listed prices for these units range from HK$5.774 million to HK$9.149 million, with a listed price per sq ft of HK$15,858 to HK$17,974. After applying a maximum discount of 16%, the net prices drop to HK$4.85 million to HK$7.685 million, and the net price per sq ft falls to HK$13,320 to HK$15,098. The developer confirmed a slight 1% price increase for this batch of units.

As of 8:00 PM on October 12, the project has received over 1,500 applications. Based on the 206 units released in the first two price lists, this represents an oversubscription rate of more than 6 times. The 2nd price list was launched in response to strong market demand, focusing on one and two-bedroom units with adjusted pricing.

Among the applicants, 30% are investors, drawn by the future development potential of the Northern Metropolis and the project’s rental returns—current rental rates stand at HK$40 to HK$45 per sq ft. Another 30% of applicants are bulk buyers (purchasing multiple units).

Notably, Grand Mayfair III features dual clubhouses covering over 37,000 sq ft, along with approximately 260,000 sq ft of garden landscapes and recreational spaces, enhancing the overall living experience.
