該項目位於九龍城衙前塱道 3 號,示範單位將於周六(本周六)開放予公眾參觀,物業關鍵日期定為 2027 年第 3 季。此次售價採「九龍城飛躍價」定位,定價較區內港鐵站附近新盤近期成交價折讓約 2 成,發展商透露日後加推單位將有提價空間。項目將於本周六同步開始收票,最快下周正式開售。

HOUSE MUSE Releases First Price List: 50 Units Covering 1- to 3-Bedroom Types, Net Entry Price HKD 3.778M, Show Flats Open & Subscription Starts This Saturday

HOUSE MUSE unveiled its first price list today, covering a total of 50 units across 1-bedroom, 2-bedroom, and 3-bedroom types—specifically 18 units of 1-bedroom, 14 units of 2-bedroom, and 18 units of 3-bedroom. The listed prices of the units range from HKD 4.723 million to HKD 13.051 million, with a price per square foot (psf) of HKD 18,742 to HKD 23,851. After deducting a maximum discount of 20%, the net prices fall between HKD 3.778 million and HKD 10.44 million, and the net psf ranges from HKD 14,992 to HKD 19,081.

Situated at 3 Nga Tsin Long Road, Kowloon City, the project’s show flats will open to the public for viewing this Saturday. The property’s estimated material date (a key milestone for completion and handover) is set for Q3 2027. Priced under the “Kowloon City Leap Price” strategy, the listed prices offer an approximately 20% discount compared to recent transaction prices of new properties near MTR stations in the same district. The developer stated that there will be room for price increases when additional units are released later. Subscription (collection of purchase intention deposits) for the project will also kick off this Saturday, with official sales expected to start as early as next week.

In tandem, HOUSE MUSE has launched a new purchase incentive called the “HOUSE MUSE · 3-Bedroom One-Stop Offer”: If a buyer purchases 2 units of 3-bedroom type, or if a buyer and their family member(s) each purchase 1 unit of 3-bedroom type, they can enjoy an additional maximum discount of HKD 6 million, equivalent to a HKD 300,000 discount per unit. Additionally, if a buyer purchases 1 unit of 3-bedroom type, and the same buyer or their family member(s) subsequently purchase 1 unit of 1-bedroom or 2-bedroom type, one of the two units will be eligible for an extra maximum discount of HKD 300,000.
