Sun Hung Kai Properties (00016) has launched the 5th price list for NOVO LAND Phase 3A in Tuen Mun, covering 55 units. These 2-bedroom and 3-bedroom units have usable areas ranging from 33.4 sqm (360 sq ft) to 61.1 sqm (657 sq ft), with listed prices between HKD 5.431 million and HKD 8.955 million (HKD 13,076 to HKD 16,000 per sq ft). After a maximum 15% discount, discounted prices range from HKD 4.616 million to HKD 7.612 million, with discounted per-sq-ft prices of HKD 11,115 to HKD 13,600. The entry-level unit is Flat J, 2/F, Block 2 (35.1 sqm / 378 sq ft), priced at HKD 4.616 million (HKD 12,212 per sq ft). The sales arrangement was announced: 10 units will be sold next Monday (18th).
4th Price List (July 9, 2025)
The project previously launched the 4th price list with 104 units (usable area: 24 sqm / 258 sq ft to 50.6 sqm / 544 sq ft). Listed prices ranged from HKD 3.554 million to HKD 7.549 million (HKD 12,758 to HKD 17,310 per sq ft), and discounted prices (after 15% off) from HKD 3.02 million to HKD 6.417 million (HKD 10,844 to HKD 14,713 per sq ft). On the same day, 112 units (110 from price list + 2 via tender) were put up for sale. Later, Flat A1, 33/F, Block 1 (80.1 sqm / 862 sq ft, 4-bedroom en-suite) was sold via tender for HKD 10.8 million (HKD 12,529 per sq ft).
3rd Price List (July 5, 2025)
After selling out 160 units in the first round, the 3rd price list with 126 units was launched (usable area: 22 sqm / 237 sq ft to 64.1 sqm / 690 sq ft). Listed prices ranged from HKD 3.546 million to HKD 9.002 million (HKD 12,481 to HKD 16,214 per sq ft), and discounted prices (after 15% off) from HKD 3.0141 million to HKD 7.6517 million (HKD 10,609 to HKD 13,782 per sq ft). 128 units (126 from price list + 2 via tender) were sold the same day, with 2 4-bedroom units (80.1 sqm / 862 sq ft) sold via tender – the highest transaction was Flat A1, 28/F, Block 1 (HKD 10.431 million, HKD 12,101 per sq ft).
Mr. Chan Hon Lun (Executive Director of SHKP Agents) stated that 19 bulk buyer groups were recorded in the first round, with the largest purchasing 6 units (HKD 28 million). Investors accounted for 30-40% of buyers; 45% were from Tuen Mun, 25% from the Mainland. Mr. Lui Ting (Deputy Managing Director of SHKP) revealed that around 200 remaining units (small-to-medium completed units) of YOHO WEST Phase 1 in Tin Shui Wai would be launched in late July.
2nd Price List (June 29, 2025)
The 2nd price list added 68 units (usable area: 24.1 sqm / 259 sq ft to 63.7 sqm / 686 sq ft), with listed prices from HKD 3.536 million to HKD 9.087 million (HKD 12,332 to HKD 15,271 per sq ft). After 15% discount, prices ranged from HKD 3.0056 million to HKD 7.7239 million (HKD 10,482 to HKD 12,980 per sq ft), including 3 open-plan, 8 1-bedroom, 44 2-bedroom and 13 3-bedroom units (launched at original prices).
1st Price List (June 24, 2025)
The first price list covered 108 units (usable area: 24.1 sqm / 259 sq ft to 63.7 sqm / 686 sq ft), including 7 open-plan, 12 1-bedroom, 65 2-bedroom and 24 3-bedroom units, with a total listed market value of approximately HKD 660 million. After 15% discount, prices ranged from HKD 2.999 million to HKD 7.756 million (HKD 10,461 to HKD 12,589 per sq ft) – lower than Phase 3B last year.
The entry-level unit was Flat D, 3/F, Block 2 (24.1 sqm / 259 sq ft open-plan) at HKD 2.999 million (HKD 11,578 per sq ft). The unit with the lowest per-sq-ft price was Flat G, 3/F, Block 2 (41.4 sqm / 446 sq ft 2-bedroom) at HKD 4.666 million (HKD 10,461 per sq ft). 5 payment plans (including home upgrade plans) were offered. Mr. Lui Ting described the pricing as “competitive and market-aligned” with a 4% rental yield, expressing confidence in sales.
The project sold 276 units in the first two price lists (97% of available units). Including tender units, a total of 280 units have been sold, generating over HKD 1.47 billion.
