However, the development has simultaneously reduced its discount offers: the maximum discount rate has narrowed from the initial 24.75% to 18.75%, representing a 6-percentage-point cut. After accounting for the adjusted discounts, the actual price reduction ranges from 17% to 19%, with the latest net prices starting at HK$8.366 million and net price per sq. ft. approximately between HK$18,187 and HK$23,467.
According to Price List No. 2, the listed price range for the 23 units is HK$10.296 million to HK$13.286 million, corresponding to a price per sq. ft. of HK$22,383 to HK$28,883. Compared with previous listed prices, the downward adjustment this time is substantial, with individual units seeing a price cut of up to 25%—marking one of the largest-scale price adjustments since the development’s launch.
Notably, while listed prices have decreased, the development has tightened its discount policy. It is understood that prior to this adjustment, the development offered a maximum discount of 24.75%, but this has now been lowered to 18.75%. After applying the latest discounts, the net price range of the units is HK$8.366 million to HK$10.795 million, with a net price per sq. ft. of around HK$18,187 to HK$23,467. This pricing remains relatively attractive compared to pre-adjustment levels, especially for first-time homebuyers and those with urgent property purchase needs. The two-bedroom layout, combined with the advantage of being in the core location of Wan Chai, is expected to become a focal point in the market.
Data shows that One Wood Road is a completed development, having obtained an Occupation Permit in December 2023.
