【家族辦公室入市添動力 上善7907萬購西半山尚璟單位】

政府近年積極引進全球家族辦公室來港,為本地樓市注入新動能。近期再有家族辦公室出手吸納豪宅,其中上善家族辦公室剛以7906.9萬元購入西半山尚璟一個3房單位,成為市場關注焦點。

土地註冊處資料顯示,該成交單位為西半山寶珊道尚璟6樓B室,實用面積2,137平方呎,屬3房間隔,連帶約629平方呎平台及車位,總成交價7,906.9萬元,呎價約3.7萬元。新買家登記為「上善家族辦公室有限公司」,其董事母公司為上善資本集團有限公司,該集團董事包括吳姓及魏姓人士。

據悉,位於寶珊道18號的尚璟屬單幢式住宅大廈,共提供38個單位,發展商保留大部分單位作收租用途。今次成交的連平台單位,是該項目約8年來再度錄得買賣成交,買家更獲給予近3年的成交期,須於2028年6月下旬全數付清樓款,同時可享有「先住後付」優惠。

租務市場方面,尚璟於6月亦錄得2宗租務成交,其中高層A室實用面積2,098平方呎,屬4房間隔,月租11.5萬元,呎租約55元,反映該屋苑持續受到市場歡迎。

【Family Office Boosts Market Activity: SSC Family Office Acquires ALTAMIRA Unit for HK$79.07 Million】

The government has been actively attracting global family offices to Hong Kong in recent years, injecting new momentum into the local property market. Another family office has recently moved to acquire a luxury residence, with SSC Family Office Limited purchasing a 3-bedroom unit at ALTAMIRA in the Western Mid-Levels for HK$79.069 million, drawing market attention.

Land Registry data shows the transaction involves Unit B, 6th Floor of ALTAMIRA on Po Shan Road, Western Mid-Levels. The unit has a usable area of 2,137 sq ft, features a 3-bedroom layout, and comes with an approximately 629 sq ft terrace and a parking space. The total transaction price is HK$79.069 million, translating to a price per sq ft of around HK$37,000. The new buyer is registered as “SSC Family Office Limited,” whose parent company director is SSC Capital Group Limited, with directors surnamed Wu and Wei.

It is understood that ALTAMIRA at 18 Po Shan Road is a single-tower residential building offering 38 units, with the developer retaining most units for rental purposes. The terrace-included unit involved in this transaction marks the first sales deal for the project in approximately 8 years. The buyer has been granted an almost 3-year payment period, with full settlement due by late June 2028, along with a “move-in first, pay later” incentive.

In the rental market, ALTAMIRA recorded 2 rental transactions in June. Among them, a high-floor Unit A with a usable area of 2,098 sq ft (4-bedroom layout) was leased at a monthly rent of HK$115,000, equivalent to a rental per sq ft of around HK$55, reflecting the continued popularity of the development in the market.
