九龍建業旗下單幢新盤西營盤半山名滙(UPPER MANOR)近日推出,發展商指,項目至今累售 43 伙,當中達 7 成為投資者。

九龍建業市務及銷售部助理總經理陳淑芳指,項目推出至今沽出 43 伙,套現逾 3 億元,當中 28 樓 D 室呎價最貴,其實用面積約 462 平方呎,成交呎價約 29,025 元。

客源分佈方面,43 宗成交中,一半為本地客,一半為內地客。而因近日為租務旺季,加上地點鄰近港大,所以項目吸引不少投資者入市收租,客源中 7 成則為投資者。她補充,開放示範單位至今,錄逾 1000 組客參觀。另外,日後不排除以價單形式參考招標單位定價。展望樓市表現,她預計全年樓價升約 5%,豪宅市場平穩發展。

Kowloon Development’s single-tower new development, Upper Manor in Sai Ying Pun, has recently been launched. The developer stated that 43 units have been sold so far, with 70% of buyers being investors.

Chan Shuk-fong, Assistant General Manager of Marketing and Sales at Kowloon Development, said that 43 units have been sold since the launch, generating over HK$300 million in revenue. Among them, Unit D on the 28th floor has the highest price per square foot, with a usable area of approximately 43 square metres (462 sq ft) and a transaction price of about HK$29,025 per square foot.

In terms of buyer distribution, among the 43 transactions, half are local buyers and half are mainland buyers. As it is currently the peak rental season and the location is close to the University of Hong Kong, the project has attracted many investors looking to purchase for rental income, accounting for 70% of the buyers.

She added that since the show flat opened, over 1,000 groups of visitors have been recorded. Additionally, there is a possibility of using a price list in the future, with pricing referenced to tender units. Looking ahead to the property market performance, she predicts that overall property prices will rise by about 5% this year, with the luxury property market developing steadily.
