七月份一手成交超過 2,000 宗,為今年第三個月一手成交逾 2,000 宗。市場憧憬美國下半年必減息,近日拆息亦維持低位,加上股市造好,財富效應帶動樓市;八月份多個新盤開售,預料本月一手成交可達 2,500 宗。

Victoria Voyage in Kai Tak today released its first price list covering 103 units. Chan Wing Kit, Vice Chairman of Midland Realty Asia Pacific and Managing Director of Residential Department, stated that the project is launched at the “Sparkling Victoria Harbour Price”, with all units offering sea views. Currently, the per-square-foot price of units with Victoria Harbour views in Kai Tak Runway District generally exceeds HKD 30,000, and small units with unobstructed Victoria Harbour views are rare in the area. Launched as completed units – a highly popular format recently – the project is favored by end-users, and a strong response is expected for the first round of sales.

Primary transactions in July exceeded 2,000 cases, marking the third month this year with over 2,000 primary deals. The market expects the US to cut interest rates in the second half of the year; interbank rates have remained low recently, and coupled with a strong stock market, the property market has benefited from the wealth effect. With multiple new developments launching in August, monthly primary transactions are expected to reach 2,500 cases.
