Victoria Voyage Phase 1B in Kai Tak – a joint development by China Overseas (00688), Wharf Holdings (00004), Henderson Land (00012) and K. Wah (00173) – has released its first price list, covering 103 units. The developer described the pricing of the first batch as the “Sparkling Victoria Harbour Price”.

The first batch includes 63 2-bedroom and 40 3-bedroom units, with usable areas ranging from 47.9 sqm (516 sq ft) to 62.2 sqm (669 sq ft), all offering Victoria Harbour views. Listed prices range from HKD 15.145 million to HKD 24.597 million, with a per-square-foot price of HKD 29,351 to HKD 36,767, totaling a market value of over HKD 2 billion. Buyers can enjoy a maximum discount of 12%, bringing the discounted prices to HKD 13.327 million to HKD 21.645 million, and the discounted per-square-foot price to HKD 25,828 to HKD 32,354.

The entry-level unit is Flat B, 2/F, Block 2A – a 2-bedroom unit with a usable area of 47.9 sqm (516 sq ft), at a discounted price of HKD 13.327 million and a discounted per-square-foot price of HKD 25,828. You Weiguang, Managing Director of China Overseas Properties, stated that the first batch’s pricing references market conditions and the project’s quality (including Victoria Harbour views and landmark clubhouse). Ticket collection will start this Saturday. He added that there are many factors affecting the property market, such as interest rates and new supply, and believes positive factors are increasing.
