布少明指,項目預計呎租逾 70 元,租金回報逾 3 厘。此外,8 月新盤供應充足,預期全月一手交投逾 2,000 宗;二手市場亦受惠購買力釋放,料成交 4,500 宗,樓價將止跌回升。

Mr. Bu Shaoming, CEO of Residential Department at Midland Realty, stated that the first price list of Victoria Voyage in Kai Tak is attractively priced, and strong sales are expected. As a completed property, the project allows buyers to move in or rent out quickly; coupled with its Victoria Harbour views, this further enhances its appeal. He anticipates that around 60% of buyers will be end-users seeking quality living, while the remaining 40% will be investors. Given Kai Tak’s popularity among mainland Chinese buyers, 50% of the project’s buyers are expected to be mainlanders or talent visa holders.

Mr. Bu added that the project’s rental price is expected to exceed HKD 70 per square foot, with a rental yield of over 3%. Additionally, with multiple new developments launching in August and developers actively promoting sales, he expects over 2,000 primary market transactions this month. The secondary market will also benefit from released purchasing power, with an estimated 4,500 transactions and property prices set to stop falling and rebound.
