It sold another 6 units today, with the highest transaction being Flat G, 50/F, Block 2A – a 32.3 sqm (347 sq ft) unit transacted at HKD 5.41 million, at HKD 15,594 per sq ft. The entire project has sold 1,255 units in total, generating over HKD 9.8 billion.

Villa Garda II has launched its 5th price list with 103 units, featuring 1-bedroom and 2-bedroom layouts with usable areas of 28 sqm (301 sq ft) to 39.5 sqm (425 sq ft). Listed prices range from HKD 5.429 million to HKD 8.824 million, with a per-sq-ft price of HKD 17,238 to HKD 21,191. After a maximum 19% discount, discounted prices range from HKD 4.397 million to HKD 7.147 million, and discounted per-sq-ft prices from HKD 13,963 to HKD 17,165. The entry-level unit is Flat D, 9/F, Block 2A – a 28 sqm (301 sq ft) unit with an attached 5.9 sqm (64 sq ft) terrace, at a discounted price of HKD 4.397 million (HKD 14,608 per sq ft).

The project has also uploaded the latest sales arrangement, with 40 units to be publicly sold next Monday. Due to robust rental demand, the project has attracted many investors: following a previous bulk purchase of 10 units by one buyer, other investors have successively purchased 2 to 3 units for rental purposes. According to agents, the rental yield of the project is ideally over 4%.
