Project Background & Detailed Information
The project was formerly the Kings Theatre with a history of over 70 years. Among them, the theatre building was rated as a Grade I Historic Building in 2017. Developed by New World Development, this high-rise residential new development (known as “Kings” ) is located at No. 283 King’s Road, North Point, Hong Kong Island. It is the residential part of the 283 King’s Road development project, featuring a single-block design with a height of 31 floors and a total of five elevators (four of which are for residents).
A shelter floor is set up on the rooftop of the project. Floors 6 to the top floor (35th floor) are residential floors. Floors below the 27th floor are called the “SIGNATURE ZONE”, with 16 units per floor; while floors 27 and above are named the “VICTORIA ZONE”, with 11 or 14 units per floor. In total, 388 high-rise residential units are provided.
The usable area of the units ranges from 306 sq ft to 1,522 sq ft, and the floor height is from 2.665m to 3.415m. The units adopt either open-plan or separate kitchen designs, and most are equipped with a terrace and a utility platform.
Unit layouts cover 1-bedroom to 4-bedroom options, including 1-bedroom 1-living room, 2-bedroom 2-living room, 2-bedroom 2-living room with a multi-purpose room, 3-bedroom 2-living room (with en-suite bedroom), 3-bedroom 2-living room (with en-suite bedroom and a maid’s room), 4-bedroom 2-living room (with en-suite bedroom and a maid’s room), etc.
It is understood that in the VICTORIA ZONE, 24 of the 3-bedroom and 4-bedroom units are specially designated as the “Six Masterpieces”, with a usable area ranging from 834 sq ft to 1,522 sq ft. Each unit is equipped with a 22-63 sq ft terrace and a 16 sq ft utility platform; a small number of units are additionally equipped with an 11 sq ft air-conditioning plant room.Among them, Unit A1 on the 31st to 33rd floors is the largest unit in the project, with a usable area of 1,522 sq ft. It is equipped with a 63 sq ft terrace, an 11 sq ft air-conditioning plant room and a 16 sq ft utility platform, and has a 4-bedroom layout.
- Units with Platforms: There are 7 units with platforms, distributed in Units A7-A9 and B6-B9 on the 6th floor. The usable area ranges from 306 sq ft to 487 sq ft, and each unit is equipped with a 45-198 sq ft platform.
- Unit with Rooftop: There is only 1 unit with a rooftop, located at Unit A1 on the 35th floor. With a usable area of 1,522 sq ft, it is also the largest unit in the project. It is equipped with a 934 sq ft rooftop, a 90 sq ft staircase room, a 63 sq ft terrace, an 11 sq ft air-conditioning plant room and a 16 sq ft utility platform, and has a 4-bedroom layout.
Lifestyle & Entertainment
The project has a 13,097 sq ft residents’ clubhouse. When the sales brochure of the property was released, it had not yet obtained green building certification.
In terms of views, it is expected that mid-to-high-rise units facing north can enjoy sea views, while low-rise units mainly overlook the surrounding building views.
Transportation
The project is located between Fortress Hill MTR Station and North Point MTR Station, with a walking time of about 4 to 6 minutes to either station. North Point MTR Station is an interchange station for the MTR Island Line and Tseung Kwan O Line, making it very convenient to travel between East Kowloon and Hong Kong Island.
In the area around King’s Road and Java Road, there are trams and multiple bus and minibus routes connecting various places in Hong Kong Island, Kowloon and the New Territories. Residents can also walk for about 10 minutes to North Point Ferry Pier to take ferries to Hung Hom, Kowloon City and Kwun Tong.
In addition, the Central-Wan Chai Bypass and the Eastern Corridor Link are under construction. After the completion of the projects, residents will have access to a more convenient transportation network.
Living Amenities
The project has an approximately 183,000 sq ft non-residential area. In the vicinity, apart from the approximately 145,000 sq ft shopping mall “North Point City” and the over 70,000 sq ft shopping mall in the hotel on the western site, there are also Metropolis Plaza, Hip Wo Plaza, Java Road Market and Cooked Food Centre, providing diversified shopping and dining options.
