This project is a new high-rise residential development by Sun Hung Kai Properties, located at 133 Java Road, North Point, Hong Kong Island, China. It is part of the former North Point Estate Comprehensive Development Project and is currently a completed property (referring to a property that has been fully constructed and is ready for direct handover or occupancy).

Victoria Harbour Ⅱ belongs to Phase 2B-2 of the Victoria Harbour Development Project. It adopts a single-building design with a total height of 16 storeys, divided into Block 3 and Block 3A. Each block is equipped with two passenger elevators (with an additional fire elevator in Block 3).

Neither block has a shelter floor (a specific protective floor in Hong Kong buildings designed to withstand natural disasters or emergencies; this project does not plan for such floors). Residential floors range from the 5th floor to the top 22nd floor, with 1 to 6 units per floor (Block 3 has 1 unit per floor on the 21st-22nd floors and 2 units per floor on the 5th-20th floors; Block 3A has only 4 units on the 22nd floor, 5 units on the 21st floor, and 6 units per floor on the 5th-20th floors). In total, the project provides 123 high-rise residential units.

The usable area of the units ranges from 277 sq ft to 2,127 sq ft (Note: 1 sq ft ≈ 0.0929 sqm, equivalent to approximately 25.73 sqm to 197.6 sqm after conversion). The floor height (referring to the clear floor height, i.e., the vertical distance from the ground to the ceiling) is 2.95 m to 3.825 m. Unit layouts cover types from studio to 4-bedroom, specifically including five categories: studio, 1-bedroom with 2 living rooms, 2-bedroom with 2 living rooms, 3-bedroom with 2 living rooms, and 4-bedroom with 2 living rooms. These units adopt either an open kitchen or a separate kitchen design. All units in Block 3 are equipped with separate kitchens, while all units in Block 3A feature open kitchens. Overall, the unit types are divided into four categories: standard units, units with terraces, units with rooftops, and top-floor special units:

  • Standard Units: A total of 114 units, distributed from the 5th to the 21st floor of each block. The usable area ranges from 277 sq ft to 1,492 sq ft. Each unit is equipped with a 22-49 sq ft balcony, and some units are additionally fitted with a 16 sq ft work platform (a small space used for daily storage of miscellaneous items or simple work purposes).
  • Units with Terraces: A total of 4 units, located at Unit A & B on the 5th floor, Unit A on the 21st floor of Block 3, and Unit B on the 21st floor of Block 3A. The usable area ranges from 718 sq ft to 2,122 sq ft. Each unit is equipped with a 16-437 sq ft terrace (a large outdoor extended space for leisure activities) and a 22-49 sq ft balcony; half of the units are also equipped with an additional 16 sq ft or 22 sq ft work platform.
  • Units with Rooftops: Only 4 units, situated at Unit A on the 22nd floor of Block 3, and Units D-F on the 22nd floor of Block 3A. The usable area ranges from 277 sq ft to 2,127 sq ft. Each unit is equipped with a 197-1,034 sq ft rooftop (a private and independent outdoor space on the top of the building) and a 22 sq ft or 49 sq ft balcony. Half of the units also come with an additional 16 sq ft or 22 sq ft work platform. In addition, Unit A on the 22nd floor of Block 3 is further equipped with a 52 sq ft staircase room (an auxiliary space for storing staircase equipment or miscellaneous items). This unit is also the largest unit in Phase 2B-2, with a usable area of 2,127 sq ft, featuring a 4-bedroom layout and a 1,034 sq ft rooftop.
  • Top-Floor Special Unit: Only 1 unit, located at Unit A on the 22nd floor of Block 3A. It has a usable area of 755 sq ft and is equipped with a 143 sq ft terrace, a 562 sq ft rooftop, a 22 sq ft balcony, and a 22 sq ft work platform.

Project Supporting Facilities: Clubhouse, Views, Transportation, Living & Community Recreation Facilities

I. Supporting Facilities

The Victoria Harbour Development Project features a residents’ clubhouse “CLUB ViCi” with an indoor area of 28,928 sq ft. The facilities include an approximately 60-meter-long connected indoor-outdoor swimming pool, a gym, a yoga room, a banquet hall, a director’s house “VICI HOUSE” (equipped with a garden, a swimming pool, and a barbecue area, which can be used for private parties), and a variety of special facilities. The project also has a garden area/public garden covering an area of approximately 29,298 sq ft. In addition, the clubhouse in Phase 2B-2 has an area of about 5,166 sq ft, with an additional 12,376 sq ft of green belts or landscape areas.

However, the project has a provisional Green Building Certification rating of “Bronze”, indicating that its performance in energy consumption is at a moderate level.

II. Transportation

  • The project is approximately a 5-minute walk from North Point MTR Station. As an interchange station for the MTR Island Line and Tseung Kwan O Line, North Point Station offers convenient access to East Kowloon and Hong Kong Island.
  • A bus terminal is located under the podium of the property; meanwhile, there are trams and multiple bus and minibus routes along King’s Road and Java Road, connecting various areas of Hong Kong Island, Kowloon, and the New Territories.
  • Residents can also walk a few minutes to North Point Ferry Pier and take ferries to Hung Hom, Kowloon City, and Kwun Tong.
  • In addition, the Central-Wan Chai Bypass and the Eastern Corridor Link were under construction at that time (Note: Based on existing information, please refer to the latest actual construction progress and opening status for updates). Upon completion of the project, residents will have access to a more convenient transportation network.

III. Living Supporting Facilities

  • The project has a shopping mall “North Point Galleria” with a retail area of approximately 145,000 sq ft; together with the over 70,000 sq ft shopping mall supporting the hotel on the west plot, the total retail area is about 220,000 sq ft, providing a total of approximately 153 shops, including Yata Supermarket (a large chain supermarket offering a variety of daily necessities and food products).
  • At the same time, the nearby Java Road Municipal Services Building houses wet and dry markets (wet markets mainly sell fresh meat, seafood, vegetables, etc., while dry markets mainly sell grain, oil, dried goods, daily necessities, etc.), a library, and an indoor sports ground. The area is densely populated with daily necessities stores and restaurants, and living facilities such as post offices, shopping malls, and clinics are readily available.

IV. Community Recreation Facilities

Near the project, there are Fortress Hill Playground, Tong Shui Road Garden, Electric Road Public Library, and Java Road Municipal Services Building (with an indoor gymnasium) for public use, meeting residents’ daily needs for leisure, sports, and reading.
