This project is a new high-rise residential development by Sun Hung Kai Properties, located at 123 Java Road, North Point, Hong Kong Island. It is part of the former North Point Estate Comprehensive Development Project and is currently a completed property (referring to a property that has been fully constructed and is ready for direct handover or occupancy).
Phase 2B-3 of the Victoria Harbour Development Project belongs to Phase 2 of Victoria Harbour II. It has a total of three residential buildings (Block 1, Block 2, and Block 5), with heights of 14 to 16 floors respectively (Block 1: 14 floors; Block 2: 15 floors; Block 5: 16 floors). None of the buildings have shelter floors (a specific protective floor in Hong Kong buildings designed to withstand natural disasters or emergencies), and each is equipped with three elevators (two of which are passenger elevators for residents).
The 5th floor to the top floor (20th to 22nd floors) of each block are residential floors, with 1 to 11 units per floor (Block 1 and Block 2 have 1 or 2 units per floor; Block 5 has 11 units per floor from the 5th to 20th floors, and 10 units per floor on the 21st and 22nd floors). In total, the project provides 228 high-rise residential units.
The usable area of the units ranges from 304 sq ft to 2,118 sq ft, and the clear floor height (vertical distance from the ground to the ceiling) is 2.9 to 3.825 meters. Unit layouts cover types from studio to 4-bedroom, with Block 5 adopting open kitchen designs and Block 1 & Block 2 featuring separate kitchen designs.
Unit Types
- Standard Units: A total of 206 units, distributed from the 5th to 22nd floors of each block. The usable area ranges from 304 sq ft to 1,484 sq ft. Each unit is equipped with a 22-49 sq ft balcony, and some units are additionally fitted with a 16 sq ft work platform (a small space for daily storage or simple work).
- Low-Floor Units with Terraces: 8 units in total, located at Unit A & B (5th floor, Block 1), Unit B (5th floor, Block 2), and Unit D, E, F, K & L (Block 5). The usable area ranges from 334 sq ft to 1,418 sq ft, and each unit is equipped with a 32-1,361 sq ft terrace (a large outdoor space for leisure). Some units also have an additional 22-38 sq ft balcony.
- High-Floor Units with Terraces: Only 3 units, situated at Unit A (19th floor, Block 1), Unit A (20th floor, Block 2), and Unit A (21st floor, Block 5). The usable area ranges from 1,052 sq ft to 2,118 sq ft. Each unit is equipped with a 125-430 sq ft terrace and a 22 or 49 sq ft balcony; units in Block 1 and Block 2 also have an additional 16 sq ft work platform.
- Units with Rooftops: 11 units in total, located at Unit A (20th floor, Block 1), Unit A (21st floor, Block 2), and Unit A to L (excluding Unit C, 22nd floor, Block 5). The usable area ranges from 304 sq ft to 2,118 sq ft. Each unit is equipped with a 168-1,260 sq ft rooftop (a private outdoor space on the building’s top) and a 22 or 49 sq ft balcony; units in Block 1 and Block 2 also have an additional 52 sq ft staircase room (for storing staircase equipment or miscellaneous items) and a 16 sq ft work platform.

1. Clubhouse & Green Spaces
The Victoria Harbour Development Project features a residents’ clubhouse “CLUB ViCi” with an indoor area of 28,928 sq ft. Its facilities include an approximately 60-meter-long connected indoor-outdoor swimming pool, a gym, a yoga room, a banquet hall, and a director’s house “VICI HOUSE” (equipped with a garden, a swimming pool, and a barbecue area, which can be used for private parties), as well as various other special facilities.
The project also has a 29,298 sq ft garden area/public garden. Additionally, the clubhouse for Phase 2B-3 covers an area of approximately 9,917 sq ft, with an extra 9,235 sq ft of green belts or landscape areas.
2. Transportation
- The project is approximately a 5-minute walk from North Point MTR Station, an interchange for the MTR Island Line and Tseung Kwan O Line, providing convenient access to East Kowloon and Hong Kong Island.
- A bus terminal is located under the podium of the property. Meanwhile, along King’s Road and Java Road, there are trams, as well as multiple bus and minibus routes connecting various areas of Hong Kong Island, Kowloon, and the New Territories.
- Residents can also walk a few minutes to North Point Ferry Pier to take ferries to Hung Hom, Kowloon City, and Kwun Tong.
- In addition, the Central-Wan Chai Bypass and the Eastern Corridor Link were under construction at the time (note: please refer to the latest actual construction progress and opening status for updates). Upon completion, residents will have access to a more convenient transportation network.
3. Daily Living Facilities
- The project is attached to the “North Point Galleria” shopping mall, with a retail area of approximately 145,000 sq ft. Together with the over 70,000 sq ft shopping mall supporting the hotel on the west plot, the total retail area reaches about 220,000 sq ft, housing approximately 153 shops, including Yata Supermarket (a large chain supermarket offering daily necessities and food).
- Nearby, the Java Road Municipal Services Building houses wet and dry markets (wet markets sell fresh meat, seafood, and vegetables; dry markets sell grains, oils, dried goods, and daily necessities), a library, and an indoor sports ground. The area is also densely populated with daily necessities stores and restaurants, with comprehensive living facilities such as post offices, shopping malls, and clinics readily available.
4. Community Recreation Facilities
Near the project, there are public facilities including Fortress Hill Playground, Tong Shui Road Garden, Electric Road Public Library, and Java Road Municipal Services Building (which has an indoor gymnasium), meeting residents’ needs for leisure, sports, and reading.
