1. Basic Project Information
Le Mont (Phase 1) only involves a single residential building, Tower 2. The building has 17 storeys (architectural storeys, excluding transfer floors, rooftops, etc.), with residential floors covering the 1st to 19th floors (4th, 13th, 14th floors and some lower ground floors are omitted). No refuge floors are provided. The building is equipped with 8 elevators to facilitate vertical transportation for residents. For the external wall design, non-structural prefabricated external walls (150mm thick) and curtain walls (200mm thick) are adopted, which not only ensure structural stability but also feature a modern architectural aesthetic. The overall style integrates with the surrounding natural environment, highlighting the project’s design concept of “being built against the mountain”.
2. Unit Types and Spatial Layout
Le Mont (Phase 1) (Tower 2) provides a total of 403 stratified residential units, with the number of units varying slightly by floor: 25 units per floor for the 1st to 6th floors and 18th floor, 26 units per floor for the 7th to 17th floors, and 23 units for the 19th floor. The saleable area of the units ranges from 214 to 961 sq. ft. (including balconies and utility platforms). The internal area needs to deduct the area of balconies (available in some units, approximately 2.036 sq. m.) and utility platforms (available in some units, approximately 1.5 to 1.77 sq. m.), which varies by unit type. Some special units also have additional areas such as flat roofs and rooftops (e.g., some units on the 19th floor have flat roofs with an area of approximately 22.76 to 88.28 sq. m.). The standard floor-to-floor height ranges from 2.8 to 3.85 meters. Among them, some units on the 1st floor have slightly adjusted floor heights due to the mass fill concrete layer (325mm or 400mm) on the floor, and some units on the 19th floor have a maximum floor-to-floor height of 3.85 meters, offering a more spacious and airy feeling.
In terms of interior decoration, independent air conditioners are installed in the living room and bedrooms; the kitchen is available in both open and enclosed designs, with well-known European brand kitchen appliances (such as stoves and range hoods) and moisture-proof boards for cabinets; the bathroom is paved with anti-slip tiles, equipped with showers, toilets and washbasins. Among them, the “Garden Club” is adjacent to the green area, providing an outdoor café and garden leisure space; the “Mountain Club” focuses on sports functions, with a 50m outdoor swimming pool, a 25m indoor heated swimming pool and a 200m circular jogging track; the “Sky Club” is located in the high-rise area, equipped with a multi-purpose sports field (convertible to a basketball court or badminton court) and a sky garden. In addition, Phase 1 also has an exclusive clubhouse of approximately 1,676 sq. ft., a sky garden of 12,097 sq. ft. and a landscaped green area of 4,533 sq. ft. Residents can enjoy multi-level leisure spaces. The project is tentatively awarded the Green Building “Gold” certification, indicating excellent energy efficiency.
4. View Features
Taking advantage of its geographical location of “being built against the mountain”, the project offers rich view levels. Units facing north have an unobstructed view of the green mountains of Kam Shan, adjacent to Kam Shan Country Park, allowing residents to enjoy the greenery of the mountains daily; some high-rise units (15th floor and above) overlook the surrounding community garden views and the scenery along the Tai Po River in the distance. Low-rise units are adjacent to the project’s landscaped green areas and sky gardens, with garden views visible when opening the windows. The project enjoys convenient transportation. There is a stop for the 20S special minibus at the entrance of the project, and it takes 3 minutes by minibus to reach Tai Po Market Station of the MTR East Rail Line. From Tai Po Market Station, it takes 15 minutes by East Rail Line to Lo Wu (Shenzhen) and 31 minutes to Central (via Admiralty Station for transfer), providing easy access to Hong Kong Island, Kowloon and the New Territories. There are multiple bus routes (such as 72X, 73X) and minibus routes around Tai Po Market Station, covering popular areas like Shatin, Kowloon Bay and Causeway Bay. For self-driving, it takes about 25 minutes to reach Shatin Town Centre via Tolo Highway or Route 9, and 40 minutes to East Kowloon. The project is surrounded by abundant recreational resources. It takes 8 to 10 minutes on foot to reach Ma Wo Road Garden Basketball Court, suitable for casual sports; adjacent to Kam Shan Country Park, there are multiple hiking trails (such as Kam Shan Country Trail), which is an ideal choice for outdoor hiking. There are also Wan Tau Kok Playground, Tai Po Yuen Kong Rest Garden and Kwong Fuk Stadium in the area, providing children’s amusement facilities, football fields, etc.; passing through the tunnel next to Sun Tin Wai Plaza and crossing the Tai Po River, you can reach Kwong Fuk Park, which has a Tai Chi square and a foot massage path, suitable for the elderly to relax. Yuen Chau Tsai Park and Tai Po Waterfront Park in the coastal area are about 15 minutes by car from the project. 8. School Net
The project is in an advantageous school net. For primary schools, it belongs to School Net 84 (Tai Po District), which includes well-known schools such as Tai Po Government Primary School and S.K.H. Yuen Chen Mong Kuen Primary School, with a strong academic atmosphere; for secondary schools, it belongs to Tai Po District, which has high-performing schools such as Tai Po Old Market Public School and Carmel Pak U Secondary School, providing diverse academic choices. 9. Project Development Background
The land for Le Mont (Phase 1) is Government Land Lot No. 243 in Tai Po, with a site area of approximately 22,608 sq. m., designated for private residential use, and the developable gross floor area ranges from 43,584 to 72,640 sq. m. In July 2020, Vanke Property and Qingjian International jointly won the land with HK$3.705 billion, with a land price of approximately HK$4,738 per sq. ft., which is in line with market valuation. According to the land sale conditions, the developer is required to construct a section of public road and roundabout, be responsible for the maintenance of slopes near the site, and provide a footpath connecting two existing graves (one located in the middle of the land).
The project obtained the building plans approval from the Buildings Department in December 2021 and officially started construction in December 2023; in February 2024, Vanke Hong Kong announced that the project would be developed in three phases with a total supply of approximately 1,650 units. Phase 1 is the “Garden Deck” cluster, with the sales brochure uploaded in February 2025 and the first price list (81 units, priced from HK$2.83 million to HK$12.073 million) launched in March 2025. The estimated material date is July 31, 2026, and the completion date is January 31, 2026.
