The bedrooms and study have wooden flooring (with wooden skirting boards), exposed wall surfaces using a combination of wood panels, wallpaper, fabric, or spray paint, and ceilings that are suspended gypsum board ceilings with moldings and emulsion paint. The bathrooms have floors and exposed wall surfaces (up to the height of the false ceiling) made of natural stone, and ceilings that are suspended gypsum board ceilings painted with emulsion paint. The kitchen has a floor with exposed surfaces paved with homogeneous tiles, walls with exposed surfaces (up to the height of the false ceiling) paved with ceramic tiles, and a ceiling made of gypsum board, emulsion paint, and acrylic sheets. The internal stairs have a floor made of natural stone.

Internal Devices and Equipment

The entrance door is a solid core fire – rated timber door with a wood veneer finish, equipped with a lockset and a concealed door closer. The bedroom doors are solid timber doors with a wood veneer finish, equipped with locksets and door holders. The bathroom doors are solid timber doors with a wood veneer finish, equipped with glass panels, locksets, and door holders. The bathroom facilities include a wooden vanity cabinet with a natural stone countertop and a wall mirror, white vitreous china water closets, white vitreous china wash basins with chrome – plated mixers, a white acrylic freestanding bathtub with a chrome – plated mixer (only in the 2nd – floor master bathroom), a white acrylic bathtub with a chrome – plated mixer (only in the 1st – floor Bathroom 2), tempered glass shower cubicles with chrome – plated shower sets, chrome – plated robe hooks, towel rails, and toilet paper holders; Mitsubishi exhaust fans are also provided, and copper pipes with thermal insulation are used for both cold and hot water supply.

The kitchen is fitted with wooden kitchen cabinets with lacquer panels, solid surfacing material countertops, and a stainless – steel sink with a chrome – plated sink mixer; an Xpelair exhaust fan (model GX12) is installed, and copper pipes with thermal insulation are used for cold and hot water supply.

For electrical and mechanical systems, three – phase electricity supply is provided with a miniature circuit breaker (MCB) distribution board; the number of power outlets in each area can be referenced in the “Schedule of Mechanical & Electrical Provisions of Residential Houses”. An independent gas meter is installed in the kitchen, with gas supply pipes connected to the gas cooker and gas water heater. The water supply system has partially concealed and partially exposed pipes; exposed pipes are enclosed by false ceilings and bulkheads or run on external walls, with copper pipes used for cold and hot water supply and PVC pipes for flushing water supply; hot water is available in the lavatories, bathrooms, kitchen, and pantry. Telephone connection points are installed in the living room, dining room, bedrooms, family room, and guest/study room, and TV/FM outlets are installed in these areas as well; the locations and numbers of these connection points can be found in the “Schedule of Mechanical & Electrical Provisions of Residential Houses”. One Mitsubishi lift is provided, serving from the ground floor to the 2nd floor.

For miscellaneous facilities, refuse is collected from each part of the villa and centrally handled at the refuse storage and material recovery chamber on the ground floor. Separate water meters for potable water are installed in the water cabinet on the ground floor, separate electricity meters in the switch room on the ground floor, and separate gas meters in the utility room or kitchen. There are no dedicated security facilities for the villa; the overall security of the development can be referenced to the configuration of the multi – unit building.

Legal and Management – related Information

The land grant term for the development is 75 years starting from September 5, 1921, with a right of renewal for a further 75 years. The land (Inland Lot No. 2348) is restricted to private residential use. The vendor is liable for the Government Rent payable for the specified residential property from the date of the Land Grant up to and including the date of the Assignment of that specified residential property, and the purchaser shall be liable for the subsequent Government Rent after the assignment.

Under the Deed of Mutual Covenant (DMC), management fees are to be shared by owners in proportion to the management units allocated to their respective units and must be paid on the due date; late payment of management fees or other fees will be subject to interest and a collection charge.

Recreational facilities within the development are for the use of residents and their bona fide visitors, subject to the provisions of the DMC and the House Rules; only owners of house units (unless otherwise permitted by the manager in accordance with the DMC) are entitled to use the recreational facilities, and owners of parking spaces alone are not.

Owners shall not erect or build any structure (whether permanent or temporary) on any flat roof, roof, non – enclosed areas, or parking spaces, nor alter the facade or external appearance of the development. The keeping of dogs, cats, pets, other animals, or live poultries in the units must comply with the provisions of the DMC and the House Rules.

Owners shall jointly bear the costs and expenses for the maintenance and repair of slopes, retaining walls, and other structures within or outside the Lots as shown on the slope plan of the sales brochure; the manager is authorized by the owners to engage suitable qualified personnel to inspect, maintain, and repair such slopes, retaining walls, or other structures in compliance with the Government Grant and relevant guidelines, and the owners shall pay all costs incurred.

The vendor shall, at its own cost and as soon as reasonably practicable after receiving a written notice from the purchaser (sent within 6 months after the completion date of the sale and purchase), remedy any defects in the residential property or the fittings, finishes, or appliances incorporated into the residential property (as specified in the agreement for sale and purchase) that are not caused by the purchaser’s act or neglect.

Other Notes

Prospective purchasers are advised to conduct an on – site visit to the development to better understand the site, its surrounding environment (including transportation and community facilities), and any town planning proposals or decisions that may affect the property; they may also refer to the location plan, aerial photograph, outline zoning plan, and cross – section plan provided in the sales brochure.

Purchasers should ensure that the sales brochure obtained is the latest version (printed, examined, or examined and revised within the previous 3 months in accordance with the Ordinance) and pay attention to any revised sales brochures issued by the vendor (especially for uncompleted developments, as the vendor may alter the building plans if necessary).
