These units offer 1-bedroom and 2-bedroom layouts, with usable areas ranging from 24.4 sqm (263 sq ft) to 40.9 sqm (440 sq ft). The listed prices are between HKD 3.842 million and HKD 5.918 million, with a per-square-foot price of HKD 12,680 to HKD 16,604. After a 17% discount, the discounted prices are approximately HKD 3.189 million to HKD 4.912 million, and the discounted per-square-foot price ranges from HKD 10,524 to HKD 13,781. Meanwhile, the sales arrangement was announced: a total of 139 units will be sold this Saturday.
1st Price List (August 1st)
Lemont Phase 3 previously released its first price list with 113 units, including 10 open-plan units, 50 1-bedroom units, 47 2-bedroom units, and 6 3-bedroom units. The usable areas range from 22.9 sqm (246 sq ft) to 66.4 sqm (715 sq ft), with listed prices from HKD 3.602 million to HKD 10.92 million. If buyers choose the “100-Day Immediate Payment Discount Plan”, they can enjoy a maximum discount of 17%, resulting in discounted prices from HKD 2.99 million to HKD 9.064 million, and a discounted per-square-foot price of HKD 9,836 to HKD 13,427. Based on the discounted prices, there are 60 units priced below HKD 4 million.
The unit with the lowest listed price and per-square-foot price is Flat D11, 2/F, Block 5 – a 1-bedroom unit with a usable area of 28.2 sqm (304 sq ft). Its listed price is HKD 3.602 million (HKD 11,849 per sq ft), and the discounted price is HKD 2.99 million (approximately HKD 9,836 per sq ft).
The developer also announced the first sales arrangement earlier: all 113 units from the 1st price list were launched for sale on the following Wednesday (6th) on a first-come, first-served basis.
