Lemont Phase 3 in Tai Po, under Vanke Hong Kong, today released its first price list covering 113 units, with a discounted entry price of HKD 2.99 million. Raymond Po, Chief Executive of Midland Realty’s Residential Department, stated that Lemont is a large-scale new development in Tai Po; the good sales performance of Phases 1 and 2 reflects its market popularity. This time, the developer launches Phase 3 at an attractive price, with a low entry threshold, which is expected to continue the strong sales momentum and attract many young first-time buyers. Long-term investors are estimated to account for about 30%, and the rental yield is expected to reach a high level of approximately 5%.
Po added that the project’s attractive pricing will be popular among split families in the district and first-time buyers born in the 1990s and 2000s. With excellent rental potential – the project has previously attracted many long-term investors – the rental price per square foot is expected to reach HKD 50 to 55 after occupancy, with a rental yield of about 5%. Thus, Lemont Phase 3 will continue to be highly sought after.
With many new developments scheduled for launch in August, monthly primary transactions are expected to remain active at over 2,000 cases. The secondary market will also benefit from the release of purchasing power, with transactions trending positively.
