太古城、美孚新邨、黃埔花園及沙田第一城等耳熟能詳的老牌屋苑，單位數量多，交通及生活配套已十分完善，其樓價抗跌力強，成交量亦較其他私樓穩定，因此成為具代表性的樓市「藍籌」。
時光飛逝，這些於六、七十年代所建成的屋苑，樓齡轉眼已到達四十至五十歲。而近年業主傾向拖長還款的趨勢，根據金管局資料顯示，自2019年「林鄭plan」推出後，業主平均還款年期由約26年半，反覆攀升至27年以上，今年2月更升至28年創紀錄新高。如有意購買老牌藍籌屋苑便要注意樓齡問題，因為銀行有機會未必能借足較長年期。
審批按揭時，銀行及按揭保險公司一般會以「75減樓齡或人齡」計算可批出的最長還款年期（以較低者為準），還款年期最長為30年。而藍籌屋苑當中，美孚新邨的樓齡最高，大部份的期數已達45年以上，如購買樓齡45年以上的屋苑，便要留意銀行未必可批足30年的還款期。
以美孚新邨第1期為例，入伙年份為1968年，樓齡已達55年，如購入該期數的單位，銀行一般只可批最長20年；而美孚新邨第8期入伙年份為1978年，樓齡為45年，銀行最長便可批足30年還款期。
如因樓齡問題而使還款年期縮短，亦會導致入息要求及供款負擔增加，假設現時購入一個800萬元的美孚新邨第8期單位，還款期30年，承造八成按揭，以按揭息率3.625厘計算，每月供款為$29,187，壓力測試要求為$61,403；如購入該屋苑第1期同樓價的單位，還款期最長只有20年，每月供款為$37,530，壓力測試要求為$74,130，可見買家更難通過入息審查，供樓負擔亦大幅增加。
如想延長還款期亦非無辦法，藍籌屋苑與一般舊樓不同，終究為大型優質物業，如非透過按揭保險申請七成或以下按揭，加上買家財務狀況良好，個別銀行或可酌情處理，並以「80至85減樓齡」計算，即代表仍有機會批出最長30年的按揭還款期。當然，以上只屬銀行個別處理的情況，每間銀行審批高樓齡物業的方法各有不同，申請按揭前建議先尋找大型按揭轉介公司諮詢，以協助轉介至合適的銀行。
